RE: Tigard Allied Building Products Roofing, insulation and Sheet Metal Replacement

Dear Ned,
As per the request of Ted Nisley of Allied Building Products, we have the following
inspection and proposal for your consideration.
General Scope
1 . Provide a pre-roofing conference with all necessary parties involved with this project. This
would include the owner or owner's representative, Fisher Roofing project manager and
site foreman, sub-contractors, tenant representative, building engineer, site manager
and any others that are critical to a smooth and successful project. Our goal is to have a
clear understanding of expectations and address any concerns before we begin.
2. The Fisher Roofing foreman assigned to this project will remain the foreman throughout
the entire project. Contact information will be provided during the pre-roofing
conference.
3. The site will be cleaned and free of debris on a daily basis and the roof system will be
watertight at the end of the shift.
4. Roofing materials and equipment will be secured at all times whether on the ground or
on the roof.
5. If so required, a portable toilet will be set onsite in an agreed upon location. It is our goal
to remain outside the building interior as much as possible.
6. All OR-OSHA and or WISHA safety standards will be strictly adhered to including fall and
ground protection.

7. Upon request MSDS information will be provided for the products used and stored on this
project. At anytime, MSDS information is always available through our main office.
8. Upon request we will provide our standard certificates of insurance.
9. Any dry rot or otherwise damaged decking or framing will be replaced on a time and
materials basis (this includes the existing barrier board). Our standard rates are $75.00 per
man hour and materials plus 20% markup on materials for overhead and profit. This will
be invoiced in addition to the sum of the contract.
Tear off Scope
1. Remove the existing roofing assembly down to the last removable layer and dispose of
offsite in a legal manor. It may be unfeasible to remove the last layer of roofing when
hot asphalt or adhesive has been installed directly to the decking or substrate. Prior to
the project commencement, roofing core sample/s will be taken and analyzed for
asbestos content. If the results of the testing are positive, special methods for removal
and disposal may be required, which can affect the pricing below.
2. Any dry rotted or otherwise damaged decking or structure will be replaced on a time
and materials basis as outlined above.
3. The dumpster or dump truck will receive cones and barrier tape to alert pedestrians and
workers on the ground of possible hazards from the debris overhead. Tarps will be
placed on the exterior walls for protection and if necessary, an enclosed trash chute will
be installed.
4. We will not be responsible for cleanup of falling dust and debris inside the building.
5. Once the abandoned HVAC unit has been removed existing curb and install missing
decking making the decking continuous and even.
6. Apply for and secure reroofing permit.
Roofing, Insulation and Sheet Metal Scope
1 . Sweep or power blow substrate or barrier board clean in preparation for the new roofing
system.
2. Office Roof area only; furnish and install a new 1/4" per foot gross slope 1 pcf tapered
insulation system loose laid, followed by one layer of Densdeck fire rated protection
board and mechanically attach to the wood substrate.
3. Warehouse roof area only; furnish and install one layer of Densdeck fir rated
protection board and mechanically attached with threaded fasteners and 3" steel
insulation plates.
4. The Entry Canopy: furnish and install one layer of 3.5" VERSICO EPS insulation and quarter
diamond EPS cricket against the warehouse wall to divert the water to the south end
and install a new leader head and downspout. Please note: The 3.5" insulation will
completely cover the steel pipe framing which is a problematic condition. This also will
create a smooth surface across the entire roof area and carry water along the back
wall into a new leader head and downspout.
5. Furnish and install new wood nailers on the office roof and warehouse to accommodate
the new insulation package.

6. Build a new roofing curb for the existing condenser unit to remain. This will shift the load
to the structure of the building and not rest on the roofing membrane as with the current
condition.
7. Furnish and install new TPO base flashings on all roof curbs.
8. Furnish and install new base flashings at all walls up a minimum height of 8" or to the
existing transition flashing. Seal the base flashing with compression sealant and fabricate
and install new counter flashings over the base flashings.
9. Clean the existing drain bowl assembly in preparation for the new flashings. Please note:
Any damaged or missing parts will be replaced on a time and materials basis.
10. Furnish and install new TPO roof drain flashings set in compression sealant.
11 . Furnish and install new factory TPO pipe boot flashings with new stainless steel clamping
ring and caulking sealant. When factory boots cannot be installed, field fabricated
flashings will be necessary.
12. Furnish and install new factory pitch pockets at line sets, flex conduits and small diameter
pipes. When factory pitch pockets cannot be used we will fabricate and install custom
clad sheet metal pocket as required. Prime and install factory pitch pocket filler.
13. Furnish and install new T-joint covers at all T joints as required by the manufacturer.
14. Fabricate and install new 26 ga. pre-painted baked enamel finished standing seam
coping cap sheet metal flashings set in a continuous sheet metal face clip.
15. Fabricate and install new 26 ga. pre-painted sheet metal wall and curb counter
flashings as required.
16. After probing all seams, furnish and install cut edge sealant on all exposed scrim edges.
17. Furnish and install two new walk pads located where a ladder would be placed to
access or roof hatch location. Two will be installed between the eastside separation
walls.
18. Furnish and install new metal access ladder mounted on the warehouse wall between
the office and warehouse roofs
19. Upon completion clean up and haul away all related construction debris.
20. Upon completion and payment provide warranties as agreed upon in this contract
including our 10-year workmanship warranty and the manufacturer's (VERSICO) 20-year
No Dollar Limit Labor and Materials Warranty.
