Dan Nelson Senior Plans Examiner City of Tigard (503) 718-2436 F(503) 624-3681 dann@tigard-or.gov From: Paul Smith [mailto:PSmith@jrjarch.com] Sent: Wednesday, January 28, 2015 12:00 PM To: Dan Nelson Cc: James W Baker; Stephen Baker Subject: MBM Building 9495 SW Locust St. Dan, Per our phone conversation yesterday regarding the MBM Building at 9495 SW Locust St.; Thanks for your follow-up regarding the building's existing fire life safety items. The following is my understanding in talking with you: 1) You and the Building Official are "comfortable leaving the design as is", recognizing there is"no change in "USE" proposed and the limited extent of interior TI remodeling. Please confirm... 2) The current fire alarm pull stations and annunciation bells are to remain as is; if the bells are removed then we must upgrade the notification system with horns and strobes while maintaining the pull stations. Please confirm... 3) As noted on the three attachments above; the construction drawings indicate March 1983 and was submitted for permit at that time and the building was built in that same year; approx.. 32 years ago. 4) The attached cover sheet of the Construction drawings has project statistics only no reference to current Code at the time. In researching the OSSC history, the code in effect at the time of March 1983 was the 1979 edition. 5) Per your request; Attachments#2 and #3 are the overall floor plan, prior to TI's, and the building Section respectively; indicating the 1-hour conditions shown, (highlighted in RED), for your reference. 6) I am working on the public toilet room issue via chapter 29 and will get back to you on this item; I just wanted to add that there are a duplicative set of men's and women's public toilet rooms off of the second floor lobby identical to the first floor. So my initial thinking is that if we already have a set of public toilet rooms each for men and women accessible by elevator, it seems reasonable to have one unisex toilet room on the ground floor in addition to the two separate toilet room on the second floor..... I will do the calculation and forward onto you once I know the population count proposed for this clinic to understand fixture counts required by chapter 29. 'Upon your review of this information please confirm or indicate the building dept.'s position on items 1-5 in terms of adequate as built or what equivalency measure are required, again since we are not changing use. 1 Hope this helps further the discussion... • Thanks in advance for your assistance and expertise. • Regards Paul Smith - .psmith@jrjarch.com JR1 architects, Ilc 15455 NW Greenbrier Parkway Suite 260 Beaverton,Oregon 97006 p: (503)690-1779 f: (503) 690-0913 DISCLAIMER: E-mails sent or received by City of Tigard employees are subject to public record laws.
