Box 23784 ( Tigard, OR 97223 I S I Dear Mr. Andrews, This letter is in response to your October 18 request to add approximately a 1, 740 square foot addition for office space, storage and restroom facilities at 11831 SW Pacific Highway, commonly known as Young' s Funeral Home . This property is zoned C-G (General Commercial) . The present use of the site is listed as a permitted use for this zoning district . The Community Development Code Site Development Review Section states that if the requested modification meets any of the major modification criteria, that this request shall be reviewed as a new Site Development Review application. This request does not meet any of the 11 approval criteria for qualification as a major modification as listed in Section 18 . 120 . 070 (B) . This is specified as follows : 1) Dwelling unit density will not be affected since this is a commercial use; 2) Dwelling unit density will not be affected since this is a commercial use; 3) This change will not increase the need for additional on-site parking since the parking generator for this use is available seating area and the proposed addition will not increase the area to accomodate visitors; 4) The request will not result in a change in the type of commercial or industrial structures; 5) There will not be an increase in any building height; 6) The request will not result in a change in the type and location of accessways and parking areas where off-site traffic would be affected; 13125 SW Hall Blvd., Tigard, OR 97223 (503) 639-4171 TDD (503) 684-2772 111 7) The modification will not produce an increase in vehicular traffic to or from the site in excess of 20 trips per day; 8) The request is for an expansion under 5, 000 square feet ; 9) The request will not result in the area reserved for open space below the minimum required by the C-G zone; 10) This request will not cause the elimination of project amenities by more than 10 percent; 11) The request will not modify conditions of approval imposed at the time of site development review approval . Therefore, this request is determined to be a minor modification to an existing site . The Director' s designee has determined that the proposed minor modification of this existing site will promote the general welfare of the City and will not be significantly detrimental nor injurious to surrounding properties provided that development which occurs after this decision complies with applicable local state and federal laws . This request has been approved subject to the following conditions : 1 . A building permit shall be obtained from the Building Department . Hall Blvd. Tigard, Oregon 97223 Re: Young's Funeral Home Addition - minor modification To Whom It May Concern: Our client is proposing to add approximately 1,740 square feet to the east of their existing structure. The addition will provide additional office space, storage, and rest room facilities. The additional area will be used for business operations and will not create any additional traffic to the site or require any additional public parking. The addition will provide two new entrances at the north and south sides of the project and connect an existing circulation system to these entrances. A courtyard (or patio) is being created to the south of the site in front of the addition for patrons of the funeral home. The addition will replace both asphalt parking area and a portion of the back yard of the existing residence. The existing large deciduous tree will remain and provide shade for the proposed patio area. I have enclosed landscape calculations and a site plan for your information.
