Code review based on the 2010 Oregon Structural Specialty Code. This code review is
intended for use by the building official and architect and shall not be used for
construction.
Residential Occupancy Group SR-4, Appendix SR; More than 5,but not more than 16
residents.
Group SR-4 occupancies shall comply with Group R-4 requirements and supplementary
requirements of the SR appendix.
Actual number of occupants: 8(based on number of bedrooms on the ground floor)
Upper floor contains one room for administration and is not used for guest residents.
Building description: Existing building contains 7 bedrooms,2 baths,one laundry room,
1-kitchen, 1-dining room,and 1-family room on the ground floor level. Gross area is
2575 square feet. (2300 sf 1st floor,275 sf 2nd floor)
Three of the rooms have direct access to the yard through double French doors.
Existing building is conventional wood frame construction,Type V non-rated.
Building height and area: Table 503
Maximum area=7000 sq ft and maximum ht.=2 stories. OK
Building height increases are not allowed(SR 105).
Types of Construction; Table 601
No fire rating requirement for any building elements in type V-B.
Fire Resistance Rating for Exterior walls: Table 602
Exterior walls located more than 5 feet and less than 10 feet from property line shall be 1-
hour rated construction. North corner of building(kitchen&bedroom) is less than 10
feet from property line. (Measure at right angle from face of wall, Section 702)
Section 709 Fire Partitions
This section requires that corridors and sleeping unit separations be constructed of V2 hour
fire-resistant construction,however,the following exceptions apply: Section 1018.1
states in exception#2 that a fire resistance rating is not required for corridors contained
within dwelling units in Group R occupancies. Section 1018.2,exception#2 allows
corridor width to be 36 inches minimum if occupant load is less than 50.
Section SR106 allows installation of V2 inch"non-rated"gypsum board for sleeping
room separation as long as doors are provided with latches,stops,and jambs.

Chapter 10 Means of Egress
1003: General
Ceiling ht. =7'-6"minimum with the following exceptions: doors: 80 inches; corridor
ceilings: 7'-0"; ramps: 80 inches
1004: Occupant Load
Residential: 200 sq. ft gross(Table 1004.1.1) Occupant load may be less than calculated
value if approved by building official. Calculation: 2575/200= 13 persons. A second
exit is available through the family room double French door.
1005: Egress width
10 persons x 0.20(minimum corridor width=36"for less than 50 occupants) See 1018.2
1006: Illumination
Means of egress shall be illuminated at all times. (1 foot candle minimum) All
components of the egress system shall be illuminated in the event of a power failure.
1008: Doors
4 Minimum clear width= 32"with door in 90 degree open position. Doors may swing
inward where the occupant load is less than 50. Doors require lever hardware and ADA
thresholds. Hardware height shall be mounted 34"minimum and 48"maximum above
the finish floor level. Doors shall securely latch(see SR requirements). Landings of 44"
minimum are required at all egress doors.
1009: Stairways
No change proposed to existing stairway,however,enclosures under stairways shall be
protected with 1-hour fire rated construction.
1010: Ramps
Ramp width shall not be less than the required corridor width. (36 inches)
This ramp is existing and will not be altered.
Surface shall be slip resistant.
Handrails required on both sides of ramp when rise exceeds 6 inches. Handrails per 1012
shall be mounted at least 34"above ramp surface and not more than 38 inches.
1014.3: Common path of egress travel shall not exceed 75 feet.
1018.4: Dead end corridors: A 50 ft.maximum dead end corridor is allowed if the
building is fully sprinlded.
Chapter 11 Accessibility
Section 1113 applies to Alterations and is based on a percentage of valuation.
Chapter 29 Plumbing

There are a sufficient number of plumbing fixtures to meet this code requirement.
Chapter 34 Existing Structures
Section 3408 Change of Occupancy,Conformance subject to the approval of the
building official.
3408.4 As per our meeting with the building official,there are no requirements to
upgrade the building lateral system based on the type of construction and year built.
Section SR104.2: Corridors serving as an exit access from individual SR living units
serving more than 10 people are required to be 72"wide. However, since this occupancy
is less than 10 persons,corridors may be as specified as per chapter 10. Exceptions in
the SR section waive the requirements for doors to have fire protection ratings and self-
closing devices. All three of the requirements in exception 1 must be met in order to
satisfy the code. (1)Each floor shall be attended by staff on a 24 hour basis. (2)Building
must be fully sprinldered throughout. (3)Exit access doors must be equipped with
positive latching and be an effective bather to limit the transfer of smoke.
This code section also allows living and dining rooms to be open to the corridor provided
that such areas provide a direct and obvious means of egress to the exit. The occupancy
must be less than 50 persons for this to apply. Furthermore,foyers and reception areas
shall not be construed as intervening rooms.
• Section SR104.3: Point of Safety
At least one point of safety is required for SR occupancies. A public way shall be
acceptable as a point of safety.
Section SR 107
An approved automatic sprinkler system shall be provided throughout buildings with a
Group SR fire area in accordance with 903.3. and 903.3.1.2(NFPA 13-R)
An approved manual and automatic supervised fire alarm system shall be installed in all
Group SR occupancies. Detection is required per Section SR 107.3.1 when an automatic
sprinkler system is installed throughout the building and connected to the building fire
alarm system.
Smoke detectors that comply with UL 268 shall be provided in corridors, sleeping rooms,
and spaces open to corridors. Smoke detectors in sleeping rooms shall be monitored by
site staff in an approved manner.
Section SR 108
There are no controlled egress locks in this building.
