BACKGROUND INFORMATION Site Information: The project is located at 10335 SW 67th Avenue. The subject property is Lot 27 of the Oak Street Estates Subdivision (SUB2014-00001),which was approved by the City of Tigard Planning Division in July 2014. The site is zoned Low-Density Residential (R-4.5),as are surrounding properties. Proposal Description: The applicant requests a Temporary Use Permit to construct a detached, single-family dwelling for use as a model home on Lot 27 (10335 SW 67th Avenue; WCTM 1 S136AA, Tax Lot 13200) of the approved Oak Street Estates Subdivision (SUB2014-00001). In addition, the applicant proposes to utilize the dwelling's 717-square-foot attached garage as a temporary sales office. SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS CHAPTER 18.785 TEMPORARY USES: 18.785.040 Approval Criteria C. Temporary sales office or model home. By means of a Type I procedure, as governed by Section 18.390.030, the Director may approve, approve with conditions or deny the use of any real property within the City as a temporary sales office, offices for the purpose of facilitating the sale of real property, or model home in any subdivision or tract of land within this City, but for no other purpose,provided the following criteria are satisfied: 1. Temporary sales office. a. The temporary sales office shall be located within the boundaries of the subdivision or tract of land in which the real property is to be sold; and The proposed temporary sales office is located within the boundaries of the Oak Street Estates Subdivision (SUB2014-00001) on Lot 27, located at 10335 SW 67th Avenue. The real property to be sold includes the subject lot.This criterion is met. b. The property to be used for a temporary sales office shall not be permanently improved for that purpose. The applicant proposes to utilize a 717-square-foot garage as a temporary sales office. Once the temporary sales use expires, the space will be utilized as a permanent garage for the attached single- family dwelling.This criterion is met. 2. Model house. a. The model house shall be located within the boundaries of the subdivision or tract of land where the real property to be sold is situated;and The proposed model house is located within the boundaries of the Oak Street Estates Subdivision (SUB2014-00001) on Lot 27, located at 10335 SW 67th Avenue. The real property to be sold includes the subject lot.This criterion is met. b. The property to be used for a model house shall be a permanently designed dwelling structure.
