SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 7225 SW Bonita Road; north of SW Bonita Road, and west of SW 72.id Avenue.
The 0.57-acre development site is made up of one (1) parcel,and contains one (1) industrial building (10,120
square feet in size),landscaping,and associated parking. The site is zoned Light Industrial (I-L).
Proposal Description:
The applicant is proposing a minor modification to on-site parking and landscaping at 7225 SW Bonita
Road, in order to accommodate six (6) new parking spaces. Modifications include the planting of five (5)
new parking lot trees,and installing screening for the existing parking lot.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
Section 18.360.060.0 states that a Minor Modification shall be approved, approved with
conditions or denied following the Director's review and as follows:
1. The proposed development is in compliance with all applicable requirements of this
title; and
The applicant is proposing a minor modification to on-site parking and landscaping at 7225 SW Bonita
Road. Specifically, the applicant proposes to:
1. Create six (6) new parking spaces. The subject site contains a 10,120-square-foot industrial
building occupied by an industrial services use. As required in TDC Table 18.765.2, the minimum
off-street parking requirement for this site is eight (8) spaces (0.8 spaces/1,000 square feet).
Staff reviewed the applicant's site plan to determine there is adequate on-site parking, with
seventeen (17) spaces provided.
2. Reconfigure and update the property's landscaping by planting five (5) new parking lot trees, and
installing screening for the existing parking lot. The minimum landscape requirement for the I-L
zone is 15% (TDC Table 18.530.2). Staff reviewed the applicant's site plan to determine this
proposal meets the minimum landscape requirement, with approximately 4,160 square feet of
landscaping (17%) provided. In addition, staff reviewed the applicant's materials to determine
proposed parking lot screening meets the standards set forth in TDC 18.745.050.E.1 Screening
and Landscaping of Parking and Loading Areas.
Upon review of the applicant's plans and narrative, staff finds that all other applicable requirements are
met. This criterion is met.
2. The modification is not a major modification.
FINDING: Staff finds that the changes listed in TDC 18.360.050.B.1-11 are either satisfied or do
not apply. Therefore, the proposed development is not a major modification. This criterion is met.
CONCLUSION: The proposal is a Minor Modification of existing site development and is in
compliance with the applicable requirements of this Title.

This letter is to clarify why the project is a minor modification and not a major one
per
Code section18.360.050 sub section B
1. No increase in density or building lot coverage
2. No change in the ratio of units
3. No change that requires additiohal on site parking as the building area

6. No change in the location of the accessway.
7. The increase in traffic is no where near 100 vehicles per day and more like
