Mr. Even:
It is our understanding that you wish to have a clarification of two framing concerns at
the above listed sites.
The first item to be addressed is the proposed substitution of anchor bolts as specified
on the approved set of construction drawings. Specifically, l/a" diameter x 61/2" Titen
HD anchors were specified at the elevated garage floor ledger per 2/D4.2.
It is our understanding that at some locations, the 3/2" diameter x 61/2" Titer.' HD anchors
were substituted with 5/8" diameter x 10" J-bolts cast into the concrete during
construction.
After review of our structural calculations for this situation, we conclude that a 5/8"
diameter x 10" J-Bolt are an acceptable substitution for the previously specified 1/2"
diameter x 6 1/2".Titen Titen HD anchors. Our conclusion is based on a one-for-one
substitution,as the previously specified number of anchors and spacing is to be
maintained per the approved set of drawings.
It is our understanding that a main floor joist was unable to be supported at a
previously specified bearing wall due to a conflict with mechanical duct work. This
specific case was located above the lower level mechanical room on Lot 3. It was noted
that one joist was unable to be supported at the previously specified bearing wall
between the Wine Cellar and Mechanical Room.
Per your request, we have evaluated your proposed new bearing support of this joist.
Per your proposal,you have requested that this joist be supported in the interior of the
mechanical room with a 4x4 supported on the existing 4-inch concrete slab.
We find this revision to be acceptable with the following conditions.
1. It is required that the existing joist be continuous from the exterior wall to the
previously specified bearing wall between the Wine Cellar and the stairs.
2. The maximum free span of the joist is to be no greater than 20'-0".
3. The interior support is to be a 4x4 Post.
a. The 4x4 post is to be attached to the concrete slab with a 'Simpson' post
base that provides a positive connection between the slab and the post.
b. The 4x4 post is to be attached to the I-Joist with 'Simpson' metal framing
connectors to provide a positive connection between the post and the
joist
