Minutes of Meeting August 19, 1965

The Meeting was called to order at 7:30 P.M. by President
Phillips. The minutes of the July 15, 1965, meeting were
read. Upon call for corrections it was requested that R-7
in the 8th paragraph, page 1, be changed to read R,,5, In the
2nd paragraph, page 2, the R-7 should be changed 4.- • °red R-5.
In the first paragraph, page 2, Tony Schulte should a ,rtanged
to read Schultz. With these corrections, the minutes were
ordered approved as read.
President Phillips: We have an application for a zone change
from R-5 (Residential) and the proposed zone change is that
the front 93 feet be changed to C-2 (General Commercial) and
the rear 300° be changed to A-2 (Multiple Dwelling) on the
property located at 11865 S.W. Creenburg Road, Tax Lot 100,
1 S 1 35 DC (size of lot is 120 x 393) .
Mr. J. A. Paterson who represents Mx. Trevor Downes the
owner of the property, stated that the idea is to zone the
front 93 feet Commercial and the back portion for Multiple
Dwelling as they expect to build a 36-Unit Apartment there,
and the Duplex is to remain on the front 93 feet of the property.
President Phillips informed Mr. Reiter that there w:..,:." have to
be a 40 foot right of way to conform with the zoning cu:"w.
Mr. Reiter, who wishes to purchase this property, explained
that at present there is a 25 foot right of way, but that the
garage on the duplex could be removed and allow another 12
feet, making a total of 37 feet for a right of way.
Mr. and Mrs. Heintz, who live at 8925 S.W. Center Street,
objected to this zone change. They would prefer to have the
entire property zoned for Commercial instead of the front
portion zoned for Multiple Dwelling.
Mrs. Bell also objected to this zone change. She feel that
the property is not large enough to accommodate a 36 Unit
Apartment Building and still have ample parking space for
the tenants.
Mr. Reiter assured the Commission that the lot is laes„ eeeugh
to accommodate the 36 Units and still allow ample space tor
parking.

Councilman Klock explained that in order to get a building
permit sufficient parking space must be provided.
The Commission, Mr. Reiter, Mr. Paterson, Attorney Anderson
and the people who live near this property discussed this
zone change YA- length.
Mr. Perry: I move that we deny this zone x^ gm:gv as submitted.
Motion was seconded by Mr. Aitkin. Upon call for vote the
motion was unanimously approved by the Commission, majority
members being present.
Mr. Howard Gast presented a proposal to the Commission
regarding a 30 Unit Apartment Building, raeuncilman 'Klock
will review this proposal with Mr. Gast at his of''
tomorrow.
President Phillips I would like to lave one member of the
Planning and Zoning Commission attend the City, Council meetings,
and I have prepared a list with names and dates that each member
will appears

If you cannot attend on the date listed below, please arrange
for another member of the Commission to substitute -P-er you.
I would like to ask the secretary to mail each member ra the
Planning and Zoning Commission a copy of the City Council
Minutes.
Mr. Aitkin: I move that we pay the secretary $5.00 per meeting
up to two hours and $2.50 per hour for every additional hour
plus $2.50 per hour for the necessary stenographic work for
the Planning and Zoning Commission. Motion seconded by Mr.
• Brazauski. Upon call for vote the motion was unanimously
approved by the Commission, majority members being present.
President Phillips: The Planning and Zoning Ordinance should
be ready to present at our next special meeting.
Mr. Aitkin: I move that the meeting be adjourned. Motion
seconded by President Phillips.
