To facilitate future tenant improvement construction work, please refer to following code analysis for
this two story office building. This code analysis is to demonstrate how the building,which was built
under the UBC as a type II-1 Hr. (1988),will figure as an OSSC/IBC type II-B.
Chapter 3—Use and Occupancy Classification; the building will be figured as a B occupancy,with
subsidiary A-3 use. The A-3 by size and occupancy fits into the B group.
Chapter 4—Special Detailed Requirements based on Use and Occupancy Classification—N/A
Chapter 5—General Building Heights and Areas; per table 503 basic area for Type II-B, B occupancy
is 23,000 SF per floor, and four stores tall. Existing building is two-story with a lower level floor plate of
10,816 SF and 11,833 SF for the upper level—totaling 22,649 SF. 22,649 SF in two stories is less
than the 23,000 SF allowed for one-story. No sprinkler or yard separation increases necessary to
achieve SF. Non-separated occupancies also allowed.
Chapter 6—Types of Construction;Type II-B.
Chapter 7—Fire-resistance Rated Construction; N/A due to type and proximity to other buildings other
than interior stairs which shall carry a rating of 1-hour.
Chapter 8—Interior Finishes—N/A
Chapter 9—Fire Protection Systems;fully sprinklered up and down. Building has one story above the
ground floor with an occupant load 118(11,833/100). Fire Alarm is required per 907.2.2. Existing fire
alarm system in place meets current OSSC/IBC requirements.
Chapter 10—Means of Egress, all spaces of a size and occupancy are served by minimum of two
distinct exit pathways emptying either directly to the exterior or into the corridor system. Second story
is served by 3 stairways which open to central corridor or building exterior. Corridor system in
occupancy groups A, B, F and S where present need not be rated due to fire sprinkler system.

Chapter 29—Minimum Plumbing Fixtures;22,649/100 =226 occupants/2 = 113 occupants each sex
=4 T+ 2 L required each sex.. 6 T+4 L (women),4 T+ 3 U +4 L (men) provided. Meets or exceeds
code.
