APPROVED the above request subject to conditions of approval. The findings and conclusions on
which the decision is based are noted in Section IV.

CONDITIONS OF APPROVAL
THE FOLLOWING CONDITIONS SHALL BE SATISFIED
1. The graveled surface located on the site's northeast corner,at the intersection of SW Bonita Road
and SW Sequoia Parkway,shall only be used for storage.
2. The east driveway, facing SW Sequoia Parkway, shall maintain a minimum industrial access width
of 30 feet, per TDC Table 18.705.3. For questions, please contact Greg Berry in Engineering
(gr eg@ t iga rd-o r.gov).
THIS APPROVAL SHALL BE VALID FOR 18 MONTHS
FROM THE EFFECTVE DATE OF THIS DECISION.
SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 14650 SW 72"d Avenue and 14600 SW 72"d Avenue; south of SW Bonita Road,
east of SW 72"d Avenue, and west of SW Sequoia Parkway. The approximately five acre subject
property is made up of tax lot 500 (2.57 acres) and tax lot 501 (2.47 acres). The existing industrial site
includes three buildings,landscaping,a vacant gravel surface,and 142 parking spaces.
In September 1996, Rogers Machinery, Inc. was approved to add a 30,025 square foot light industrial
building and a 12,000 square foot warehouse to the site (Case No. SDR96-00018). Under this approval,
the minimum required parking for the entire site was determined to be 102 spaces. The site has not
undergone any significant changes in land use since SDR96-00018.
Proposal Description:
The applicant proposes to remove seven parking spaces from tax lot 500 (14650 SW 72"d Avenue) in
order to accommodate a new overhead door on an existing warehouse.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
The proposed change in use requires a Minor Modification to approved plans or existing
development. Section 18.360.060.0 states that a minor modification shall be approved,
approved with conditions or denied following the Director's review and as follows:
1. The proposed development is in compliance with all applicable requirements of this
title; and
FINDING: The applicant proposes to remove seven parking spaces from tax lot 500, in order to
accommodate a new overhead door on the north side of an existing warehouse. The current site
contains 142 off-street parking spaces. As determined in SDR96-00018, the minimum required off-
street parking for the entire site is 102 spaces. In addition, the site has not undergone any significant
changes in land use since SDR96-00018. Accordingly, staff finds that even with the elimination of
seven parking spaces, the minimum required off-street parking requirement is met. The new total
number of parking spaces on site will be 135.
Upon review of the proposal's plans and narrative, staff finds that all other applicable requirements are
met. This criterion is met.
2. The modification is not a major modification.

FINDING: Staff finds that the changes listed in TDC 18.360.050.B.1-11 are either satisfied or do
not apply.Therefore,the proposed development is not a major modification.This criterion is met.
CONCLUSION: The proposal is a minor modification of existing site development and is in
compliance with the applicable requirements of this title.

Proposal Surnmary
Rogers is proposing to make structural changes to the North Wall of reference building
for a new sectional door. The door will be 30' wide x 14' high.
Application's Statement per Code 18.360.050.B.1-11
Para B Evaluation Criteria:
1. No increase in dwelling units, this is an industrial site.
2. No change in ratio of number of different types of dwelling units
3. No change that requires additional on-site parking. We are deleting 7 spaces on
the North side of Warehouse #3, but replacing with 7 spaces for our company
fleet vehicles in the graveled area shown on our site plan drawings as future
Warehouse.
4. No change in type of commercial or industrial structure.
5. No increase in height of building.
6. No change in access ways, no affect to off-site traffic.
7. No increase in traffic to and from site.
8. No increase in floor area.
9. No reduction in common open space and/or usable open space.
10.a. No reduction in Recreational facilities.
b. No reduction in Screening
c. No reduction in landscaping provisions.
11. There were no modifications, no conditions imposed at the time of site
development for the subject building in 1985.
