Dear Dan:
This letter is in response to the plan review comments you issued on January 21, 2011 for the
subject project. The drawings have been revised and resubmitted along with revised structural
calculations for the typical unit. The responses to the individual review comments follow. Note
that several value engineering changes have also been made to the plans. These are summarized
after the plan review comments.
1. Provide insulation type for the sound rating: The party wall insulation will be a loose
blown-in insulation with a minimum STC of 45.
2. Show location of fireplace vent termination: The fireplace will vent through the outside
wall above each fireplace. A callout has been added to sheets A-4, A-5 and A-6.
3. Maintenance agreements and easements shall be turned in to be signed by the Building
Official: Maintenance agreements have been completed and are included with the revision
submittal.
4. Exterior wall framing shall be spaced no more than 16" OC.: The exterior walls with 2x6
studs spaced at 24" on center were designed in accordance with the 2010 Oregon Structural
Special Code. See added structural calculation sheet Typ-9.1 This approach was accepted
by Mark Van Domelen in a telephone conversation on 1/25/11.
5. Provide engineered floor joists layout and design: The floor joist engineering has been
submitted. Note that the original design called for open-web joists. The second floor joists
have been revised to be I-joists. The third floor joists depth has been increased to 14".
6. Provide engineered roof truss layout and design: The roof truss engineering has been
submitted. Note that the original design has been revised eliminating the scissor trusses and
using a 10" raised heel truss.
7. Show framing for construction of stairs next to firewalls: The stairway construction has
been added on new Detail 6/S-7.

8. Rear wall design on page A-4 is not the same as design on S-3 for 3rd floor: The rear wall
was shown correctly on Sheet S-3 but has been corrected on sheets S-4 and S-5 to match the
architectural plans on sheets A-5 and A-6 respectively.
9. Please show all types of walls to be built with ratings and materials to be used in walls:
The various wall types have been added to sheet A-7.
The following value engineering changes have been made to the plans with the calculations
and/or drawings revised as required.
1. The scissor trusses have been replaced with standard trusses with a flat ceiling.
2. The upper floor plate height was also increased to 9'. The lateral analysis on the typical
unit was revised for the increased building height. Only minimal changes were required
to the lateral framing design.
3. The open-web floor joists were replaced with 11'/8" I-joists on the second floor. The 3rd
floor open web joists depth was increased to 14".
4. Some minor configuration changes were made to the layouts of units which shifted some
interior, non-bearing partitions.
5. The rear decks on Lots 15 and 16 were changed to be supported by knee braces instead of
cantilevering from the floor. See calculation sheets Typ-6 and Typ-6.1.
6. The furnace was moved into an added furnace room behind the stairs. A beam was added
to support a point load from above.
