RE: TENANT IMPROVEMENT AND ADDITION seallp.com
Project Information
Building Permit: BUP2010-00044 (Bldg A)
BUP2010-00094 (Bldg B) Construction Type: 5-B
Address: 11895 SW Greenburg Rd. Occupancy Type: B
Area: 8424 Sq. Ft. Stories: 2
Name: Luke-Dorf Sprinklers: No
Our responses to your April 12th comments (included) are listed in bold below with the
revised drawings shown underlined.
1) Please provide completed lighting and insulation State of Oregon Energy
Forms.
These completed forms are attached.
2) Please show required locations for all areas of rescue assistance as per
OSSC 1107 and all construction details.
Per our meeting with Mark Van Domelen on May 5th, we are providing
one area of rescue assistance (constructed in room B013 per 1107.2.1.5)
adjacent to the north exit in the basement of Building B (see sheet A2.1
revisions for location and details). Wall assembly W-6A has been added
for the smoke barrier around the room.
3) Please indicate locations for signage showing single accessible exit on
ground floors as per OSSC 1107.5.
Sheet A2.2 has been revised with signage indicating paths to the
accessible exits provided.
4) Please show locations and construction details for all fire rated corridors as
per OSSC Table 1017.1.
Per our meeting with Mark Van Domelen on May 5th, I have revised our
occupant loads on sheet A0.1 to reflect less than 49 occupants in all
spaces of both buildings, meeting exception 4 of 1017.1 for unrated
corridors.
5) Please provide completed Statement of Special Inspections as per OSSC
1704.1 .1 .
Per our meeting with Mark Van Domelen on May 5th, sheet S1.2 should
satisfy this requirement.
6) Please provide listing for fire rated wall less than 5ft from property line and for
wall that is 5 to 10ft from property line on north side. Please show type of
glass to be used in less than 5ft wall.
Wall assembly W-8 (GA File No. WP-8105) has been added to sheet A0.2
and referenced on sheet A2.2. The 3/4-HR rated windows are called out
already on sheet A9.0 and A9.1. The two proposed windows are each
10.5 SF for a total of 21 SF in a 184 SF wall, less than the 15% maximum
area for protected windows 3-5 feet from a property line (T704.8).
7) Please show compliance with OSSC 3403.2.3.1 and 3403.2.3.2 for existing
structures.
This project is in compliance with OSSC 3403.2.3.1 and 3403.2.3.2 for
existing structures. The new additions to buildings A and B have lateral
force resisting wood shearwalls in all four directions supporting the
new lateral forces created by the additions. The new additions have
their own floor and roof diaphragms, which deliver the lateral forces to
their new supporting elements. These new diaphragms are sufficiently
stiff to have a negligible effect on the existing structures. The additions
conform with the requirements for new structures in the 2007 OSSC and
the additions do not increase the seismic forces in or decrease the
seismic resistance of any structural elements of the existing structure
by more than 10 percent. The walls of the existing structures that are
adjacent to the new additions will have new plywood sheathing and
nailing as specified on detail 3 on sheet S5.1 and plan keynote 9 on
sheet S2.8.
8) A separate building permit is required for each building.
This has been done. Both permit numbers are listed at the top of this
response.
9) Separation of exits is to be 50% of diagonal distance measured from midpoint
of exit door(s) on ground floor of building B.
This is not required as our main entry is the only required exit (the
common path of egress from all spaces is less than 75 feet).
10)Office in basement in building A needs to be shown on floor plan.
This space has been renamed on sheet A2.1.
