The applicant received conceptual and detailed approval of a 63-lot subdivision and Planned Development overlay on 3.76 acres of a 14.24 acre site. The approved changes are available for public review at the Planning/Engineering permit counter at Tigard City Hall, Monday through Friday from 8:00 a.m. to 4:00 p.m. APPLICANT: Matrix Development Corp. Attn: Craig Brown 12755 SW 69th Avenue, #100 Portland, OR 97223 ZONING DESIGNATION: R-25, Medium-High Density Residential District. The R-25 zoning district is designed to accommodate existing housing of all types and new attached single-family and multi-family housing units at a minimum lot size of 1,480 square feet. A limited amount of neighborhood commercial uses are permitted outright and a wide range of civic and institutional uses are permitted conditionally. LOCATION: The project is located on the north side of Hawk's Beard Street, and West of 130th Avenue, and is described as WCTM 1S133AC, Tax Lots 8300 through 15200. APPLICABLE REVIEW CRITERIA: Community Development Code Chapters 18.350 and 18.390. SECTION II. PLANNING COMMISSION'S DECISION The Planning Commission finds that the proposed development meets the applicable approval criteria of the Tigard Community Development Code and that the proposal will not adversely affect the health, safety and welfare of the City. The Planning Commission, therefore, APPROVES the requested Land Use Application subject to the conditions of approval of SUB2002-00005/PDR2002-00002.
