Felipa R. Perez, hereinafter called the Grantor, grants and conveys unto the City of Tigard a perpetual easement for
constructing, reconstructing, operating, maintaining, inspecting, and repairing of an underground sewer line and
appurtenances,together with the right to remove,as necessary,vegetation,foliage,trees,and other obstructions on the parcel
of land described in the attached Exhibit "A" and as shown on the attached Exhibit `B" situated in the City of Tigard,
Washington County,State of Oregon.
THE TRUE CONSIDERATION for this conveyance is Three Hundred Fifty and No/100 Dollars($350.00).
IT IS EXPRESSLY UNDERSTOOD that this easement does not convey any right, title, or interest except those expressly
stated in this easement, nor otherwise prevent Grantors from the full use and dominion thereover; provided, however, that
such use shall not interfere with the uses and purposes of the intent of the easement.
IN CONSIDERATION of the premises, Grantee agrees that if said Grantee, its successors or assigns should cause said

easement to be vacated, the rights of the Grantee in the above-described easement will be forfeited and shall immediately
revert to the Grantors,their successors and assigns in the case of such event.
TO HAVE AND TO HOLD the above-described and granted premises unto said Grantee,its successors,and assigns forever.

EASEMENT DESCRIPTION
A 15.00 foot wide strip of land in the northeast one-quarter of Section 2, Township 2 South,
Range 1 West of the Willamette Meridian, in the City of Tigard, Washington County, Oregon,
being a portion of that tract of land conveyed to conveyed to Jose Evodio Pozos Perez and Felipe
R. Perez by deed recorded as Document No. 99-099009, Washington County Deed Records,
and being more particularly described as follows:
A 15.00 foot wide easement, lying 7.50 feet on either side of the following described centerline:
Commencing at a found 5/8-inch iron rod with aluminum cap marked "WHPacific" at station
2+50 on the centerline of SW Burnham Street, as shown on Post Construction Record of
Survey recorded August 17, 2011 as Survey Number 31660, Washington County Survey
Records;
Thence, along the centerline of said SW Burnham Street, South 43°16'11" East, 9.73 feet to
the center of an existing sanitary sewer line;
Thence, along the centerline of said sewer line, North 51°51'41" East, 114.16 feet to the
southerly line of said Perez Tract, and the point of beginning of the subject centerline;
Thence North 51°51'41" East, 25.13 feet to the Terminus of the subject centerline.
The sidelines of said easement to be lengthened or shortened so as to terminate at proper
boundary lines.
Containing 377 square feet, more or less.
Bearings based on Survey No. 31660, Washington County Survey Records.
