!QM R- , 1 0 Flo A°I e curia J & Dr- • (oG EXHIBIT A - RFP & GENERAL SPECIFICATION R ECEIVED Alb& JUL 1 2 2012 CITY OF T GARD Brook€ide 31,1ILD!fiG O1vtsia REQUEST FOR PROPOSAL EXTERIOR RENEWALS: ROOF REPLACEMENT, GUTTER AND DOWNSPOUT REPLACEMENT AND TRIM PAINTING The SBCA is currently seeking proposals from qualified General Contractors to perform the replacement of the roof, gutters and downspouts, and trim painting at their property. See General Conditions. TECHNICAL CONDITIONS — ROOF REPLACEMENT The work of this specification shall be accomplished at all 14 buildings, the 3 trash enclosures, and the 13 carports as specified. Color of roofing materials shall be pre - approved by the SBCA. Type of roofing materials shall be as specified here in and be pre- approved by the SBCA The City of Tigard will approve a second layer of roofing without a permit. The City will approve a third layer of roofing subject to their approval and their issuance of a permit. The SBCA would like to place a third layer of roofing over our existing two layers, and shall be the primary scope of this proposal. Contractor shall do what is necessary to assure that the city will issue a permit for a third layer of roofing, and make a proposal on that basis. The existing roofs may harbor damage and /or dry rot, or other conditions that require repair before the new roof can be constructed. Bidder /Contractor shall examine the existing roofs for existing damage. If existing roofs are acceptable to receiving a third layer of roofing as -is, contractor shall make a proposal to do so. If exist damage appears to make repairs necessary, contractor shall notify SBCA so we can agree on a repair plan and cost to add to the contract. Please make this item of repair a separate bid item so we can add it or subtract it separately from the proposal. The expectation would be that roofs that do not require repairs to add the third layer would be completed first, then roofs that do require repair would be done in the second year, to ensure construction schedules are not delayed. Contractor shall prepare grounds for accessing and temporary storage for re- roofing. Contractor is responsible for site safety, including any roof anchors and other necessary safety devices. Selection of the color of the new roof shall be coordinated with and approved by the SBCA. The new roof shall be 30- year architectural roof over the existing roof. Contractor shall: install self - sealing starter shingles at drip edges and gables for upgraded wind warranty: install fully adhered leak barrier at all penetrations, valleys and transitions, as they occur; install 26 gauge sidewall flashing at all gutter edge locations; install 1.5" X 1.5" 26 gable flashing at all gable ends; install 26 gauge sidewall flashing and kick -out diverters behind siding at all roof to wall transitions; install new self sealing vent pipe flashing at all plumbing pipe locations; install 26 gauge 24 inch metal valley flashing at any valley locations that may exist. Install all materials to manufacture's specifications /industry standards. Contractor shall pay close attention to the General Provisions requirement for dean -up and haul away. Contractor shall clean -up and haul away at the end of each day. Contractor shall pay special attention to protecting adjacent and abutting landscaping materials and plants, and keeping adjacent and abutting paved travel lanes open and free of obstructions to vehicles and pedestrians.
