This property is designated (C-P) Professional Commercial. The use of the site is listed as a Permitted Use for this zoning district. The Tigard Community Development Code, Site Development Review Section, states; "if the requested modification meets any of the major modification criteria, that the request shall be reviewed as a new Site Development Review application." We propose to add this to the NE corner of the site. Evaluation criteria: 1) We do not propose to change the zoning by adding the addition to the building. It is still within lot size and zoning, and isn't a residential development. The zoning is commercial CP. 2) There is no change in ratio or different dwelling's types. 3) The parking requirement is 2.7 spaces/thousand. Currently there are 44 spaces provided. The existing structure is 7200 SF and has a requirement of 19.44. The additional 1100 SF will require 2.97 or 3 places. The addition will eliminate 3 spaces for a total of 41. Our new requirement is for 22.41 spaces. We exceed our requirement by 18 spaces. 4) We have no code changes of commercial structures as defined by UBC. 5) The addition will be the same height as the existing structure. Therefore there is no height increase. 6) There is no change of location or accessways and parking areas where off site traffic is affected. The access is on a private street. 7) There is no traffic expected to increase exceeding 100 trips per day. 8) This proposed expansion is less than 5000 SF. 9) There.is no reduction of common/open space. 10) The dpen/space on the site is required to be 15% of the 35226 SF site. Currently we have 7968 SF of open space/landscape area. Our requirement is 5283 SF.
