The Director has approved the proposed co-location of additional antennas on the existing monopole to the PGE Substation based on the findings which you provided. The Director has approved this request subject to Conditions of Approval. PGE applied for, but did not receive, a Building Permit for the existing monopole. The required Conditions of Approval shall supersede the previous requirements that were issued to Mike Livingston of PGE for the monopole. The following revisions to the site and landscape plan shall be made prior to the issuance of Building Permits: 1. The applicant shall receive and obtain the previous un-issued Building Permit for the monopole, revised as necessary to allow for the proposed additional antennas. 2. The proposed chain link fence can be used for screening purposes provided slats are added. Due to the exposed nature of the site, a landscape screen around the fenced enclosure is suggested. 3. As required under Section 18.106.050.J (1-3) of the Community Development Code, the plan shall be revised to provide a paved driveway from the street to the proposed leasehold areas. These cabinets are 5 feet, 7 inches tall. They • will be mounted to a concrete pad measuring approximately 12 feet long by 9 feet, 6 inches wide. The entire facility will be located within a 300 square foot lease area on the 2.18 acre tax lot. This lease area will be surrounded by a six foot tall chain link fence with a locking gate (see attached site plan and elevation drawings). IV. RELEVANT CRITERIA Section 18.130.050 of the Tigard Development Code establishes standards for minor modifications of existing conditional uses. The following criteria must be met: 1. No code provisions shall be violated. The proposed minor modification will not violate any standards of the City of Tigard Development Code. The additional site impact is minimal. All relevant setback, height, and parking standards of the C-G zone are met. 2. The modification is not a major modification. The proposal is not a major modification: • No change of land use will result; • There is no increase in dwelling density; • No additional buildings or structures will be added (with the exception of equipment cabinets); • There is not a change in the type of commercial or industrial structures. • Common open space areas will not be reduced by more than 10 percent; and • All setback requirements will be met. V. CONCLUSION The proposal is consistent with the standards for a minor modification of an approved conditional use. W&H Pacific,Inc.
