Re: Minor Modification request for the former Discount Tire Building
Dear Mr. Lee;
This letter is in response to your request to modify the tenant use of the Discount Tire
Building at 13701 SW Pacific Highway. Recently we reviewed the existing tenant mix
within this shopping center. As noted on the site plan, we reviewed that the following
tenants occupy certain building square footage's:

Slim Tan 1,650 sq. ft. One per 500 sq. ft. 3.30 spaces
Ajax Appliance Repair 1,925 sq. ft. One per 400 sq. ft. 4.82 spaces
and Sales
Building 2
Tune-A-Car 1,750 sq. ft. One per 500 sq.ft. 3.50 spaces
Tigard Motor 1,750 sq. ft. Minimum of 4 spaces 4.00 spaces
Mieneke Mufflers 3,500 sq. ft. One per 500 sq. ft. 7.00 spaces
Vacant 1,750 sq. ft. Assume one per 500 3.50 spaces
Building 3
Presently vacant. Formerly the Discount Tire Store. Estimated size is 4,280 square
feet. Because one space for each 500 square feet was the minimum standard, a total
of 8.56 parking spaces were required.
You had proposed the following mix of tenants for this building:
Dry Cleaning 1,200 sq. ft. One space per 500 sq. ft. 2.40 spaces
Transmission Repair 1,440 sq. ft. One space per 500 sq. ft. 2.88 spaces

The proposed tenant mix requires a minimum of 53 parking spaces. As we reviewed on
the site plan, a total of approximately 91 parking spaces are existing, the Director finds
that the proposed tenant mix complies with the minimum parking standards. The
potential facade changes that may also be necessary to accomplish these tenant
improvements are also found to be Minor Modifications. These changes are also,
hereby approved by the Director where they are found to be necessary.
Please provide a copy of this letter to the Development Services Technicians when
making any application for a tenant improvement Building Permit.
