You have requested to modify the site by building a 2,304-SF pole building to store equipment. The existing and proposed use, Industrial Services, is permitted in the Light Industrial Zone. The submitted site plan reflects the current and proposed conditions. Analysis of Modification Request: Section 18.360.060 of the Tigard Development Code Site Development Review chapter states: "Any modification which is not within the description of a major modification as provided in section 18.360.050 shall be considered a minor modification." Section 18.360.050 states that the Director shall determine that a major modification(s) has resulted if one (1) or more of the changes listed below have been proposed: 1. An increase in dwelling unit density or lot coverage for residential development. The proposal does not involve residential development. Therefore,this criterion does not apply. 2. A change in the ratio or number of different types of dwelling units. The proposal does not involve residential development. Therefore,this criterion does not apply. 3. A change that requires additional on-site parking in accordance with Chapter 18.765. The use of the property, Industrial Services, will remain the same. Therefore, the parking requirement will remain the same. 4. A change in the type of commercial or industrial structures as defined by the Uniform Building Code. The new ole building will not cause a change in the type of industrial structure as defined by the Building Code. In addition,it will be separate from the existing building. 5. An increase in the height of the building(s) by more than 20 percent. The applicant has not proposed to increase the height of any buildings. The height of the pole building would be 23 feet and-the height of the existing building is 24 feet. Therefore,this criterion does not apply. 6. A change in the type and location of accessways and parking areas where off-site traffic would be affected. The proposal does not include changes to the access points, driveway aisles, or location of parking. Therefore,this criterion does not apply. 7. An increase in vehicular traffic to and from the site and the increase can be expected to exceed 100 vehicles per day. The pole building, which will be used for storage, is not expected to generate any additional of traffic. An increase in the floor areas proposed for a non-residential use by more than ten percent excluding expansions under 5,000 square feet. The 2,304-square foot pole building is less than 5,000 square feet, thereby excluding it from consideration for a Site Development Review based on floor area. 9. A reduction in the area reserved for common open space and/or usable open space that reduces the open space area below the minimum required by the code or reduces the open space areas by more than ten percent. There is no common or usable open space on site. Therefore,this criterion does not apply. 10. A reduction of project amenities (recreational facilities, screening; and/or, landscaping provisions) below the minimum established by the code or by more than ten percent where specified in the site plan. The proposal does not include changes to existing landscaping. Therefore,this criterion does not apply. 11. A modification to the conditions imposed at the time of Site Development Review approval that is not the subject of criteria (B). 1 through 10 above this subsection. There have not been any previous conditions of approval for the use of this site. Therefore,this criterion does not apply. THIS REQUEST HAS BEEN APPROVED BY THE CURRENT PLANNING DIVISION. PLEASE SUBMIT A COPY OF THIS LETTER WITH YOUR BUILDING PERMIT APPLICATION. This request is determined to be a minor modification to an approved site development plan. Our sole purpose of putting up a pole building is to protect our roofing material from being damaged do to the extreme weather conditions here in the North West. The site plan where we propose to put up a pole building has been used since the early nineteen ninety's for roofing material storage. The site would not effect any parking, landscaping or any amenities. The Pole Building Manufacture that we choose to build the building will submit all necessary engineering plains and prints to the Planning and Building Department of Tigard. 1. This property is zoned for commercial use only, and would not effect any residential area. 2. There would not be any changes to the ratio of dwelling units this is commercial property. 3. There would not be any changes or additional on site parking the area is used for roofing material storage only. There is currently no parking in the area. 4. There would not be any changes. 5. The approximate height of the purposed pole building would be 23 feet, and the existing building height is at 24 feet. 6. There would not be any changes to access ways for parking the area is solely used for roofing material storage only. 7. There would be no increase in traffic. 8. The purposed pole building and floor area would only be 2,304 Square feet; the existing building is approximately 23,400 Square feet. 9. The usable open space in this area is used for roofing material storage only presently. 10. There would be no reduction of project amenities at this storage site,there are building's next door that reach 26 feet in height. The backside of the buildings would be a 5 feet setback from existing property line. We would like to build a pole building with a setback of 5 feet from or property line along the backside of the existing building that are next door. There is no landscaping at this site. 11.
