We have reviewed this condition, and take no exception to it provided the following: • A new 4x8, DF-L No. 2, full height post is placed outside the wall adjacent to the existing holdown post with heavy felt on the bottom face. • The new 4x8 post is secured to the existing holdown post with (12) Simpson A35 clips equally spaced. • The new 4x8 post shall be secured to the concrete footing below with a Simpson HDQ8 holdown with 7/8" diameter galvanized threaded rod embedded a minimum of 9" into the footing. The threaded rod shall be secured with Simpson SET-XP epoxy in a dry hole under continuous special inspection. • Any missing anchors bolts required per the shear wall schedule in addition to the holdown anchors shall be replaced with Simpson Titen HD 'h" diameter x 8" long galvanized concrete anchors with periodic special inspection. The 1"all-thread anchors were installed in the ground level wall at the rear of the staircase. (2)Anchors were installed in each lot,through the 24"tall stemwall into the footing except for the southern hold-down in lot No. 19(hold-down No. 3),where it was installed directly into the footing on the east side of the stemwall. The(2)3/4"diameter anchors were installed in lot No. 19 and the(4) 1"anchors were installed in lot No.'s 18 and 20. The anchors were installed utilizing Simpson Set XP epoxy. The holes for lot No. 18 and 20, hold-down holes were drilled to 1'/:"diameter, not 1%"diameter as required by the ICC report. After conversing by phone with the structural engineer, Dave Cady, Pulte Homes, informed NGI that the 1W hole diameter is acceptable to the engineer. Hold-down No. 3 was installed approximately 6"from the footing edge. The contractor also installed (8)%"x 8"Simpson Titen HD screw anchors in the same walls,(3)in lot No. 18, (2)in lot No. 19,and(3) in lot No. 20. Final installation torques from south to north in ft./lbs. are as follows: 50,70, 115,80,70, 105,95, and 75, however, per ICC ESR-2713 the maximum installation torque for these anchors is 65 ft./lbs. The anchors were installed between 2"and 3"from the stemwall face. To the best of NGI's knowledge,with the noted exception,the anchor installations were in general conformance with the structural memos, ICC reports ESR-2508 and ESR-2713,and pertinent codes. NGI informed Dave Cady, Pulte Homes,of all observations.
