F RENSIC BUILDING CONSULTANTS TRUSTED SOLUTIONS EXECUTIVE SUMMARY Date of Visit January 3,2013 Present During Forensic Building Consultants(Zac Blodget, PE) Visit Sapienza and Sons Builders(Cliff Sapienza) GENERAL OVERVIEW Siding and balconies had been removed from building's A& B, structural sheathing had been removed from much of building A. Repairs to decayed wall and floor joist framing were well underway. SPECIFIC ITEMS The following issues were discussed at the time of the site visit: • Window Framing Repairs: O Typical damage to window framing was observed to be: Decayed sill, decayed trimmer studs at each window,decayed jack studs below window,occasional decaying of king studs. O Forensic recommended that the decayed studs or decayed portion of studs be removed and replaced on a 1:1 basis. In addition, a minimum of one(1)full height(bottom to top plate)king stud remain or be added on both sides of each window. • Joist repairs at sliding glass doors: O Typical damage observed was joist ends and rim/blocking that had rotted for the first—3"from joist end. O Forensic agrees that the proposed repair consisting of:temp. Shoring of damaged joists, cutting off damaged joist ends 5.5",adding 6x10 beam in place of rim joist, and hanging cut joist ends to side of beam with a Simpson LU28 face mount hanger. Note that 6x10 beam is to span continuously between posts at either side of window/door below. • Joist repair at damaged joist, where decay extends a distance greater than 5.5" into floor cavity: O Where required, at a single joist only, it is acceptable to cut the single joist back a maximum of 12"into the floor cavity to remove decay and then header this joist to the adjacent joists on either side with a 30"length of 2x10. Hang cut joist end and both ends of 30"2x10 header using Simpson LU28 hangers. • Floor board repairs at ground level: O Typical damage observed was decay at ends of 2x6 tongue and groove car decking a ground floor, exterior walls. O Forensic recommends the following repairs for floor boards where greater than 2"board is cut due to decay or damage: • At locations where 1-2 adjacent boards are cut, support floor boards by screwing a length of pressure treated 2x6 to the underside of the damaged floor board(s)plus two adjacent undamaged floor boards on each side(i.e. 2x6 should be fastened to a minimum of either(5)or(6)floor boards depending on the extent of the repair). Fasteners to be#10X3"screws, compatible with exterior and pressure treated lumber(stainless steel recommended). PAGE 2 GREENBURG TERRACE APTS 1 - RENSIC SITE VISIT SUMMARY BUILDING CONSULTANTS 01/08/2013 TRUSTED SOLUTIONS • At locations requiring more than 2 floor boards to be repaired, install a pressure treated 4x6 ledger snug to the bottom of the damaged floor boards. Bolt ledger to the inside face of the existing concrete foundation wall with Simpson Titen-HD bolts, 5/8"diameter and with a minimum 3"embedment into existing concrete. Provide a washer at each bolt. It is permissible to countersink the bolt and washer a max. 1"into face of 4x6 ledger. Note that all steel fasteners and accessories to be compatible with exterior installations as well as pressure treated wood. • Sheathing exterior walls: 0 All exterior walls are to be sheathed with 1/Z"CDX Plywood. All plywood panel edges are to be blocked continuously,and nailed with 8d nails at 4"on center. Nail field's w/8d @12"on center. Nonconforming Conditions: Forensic defines "nonconforming conditions" as construction conditions that fail to conform with the Property's applicable building code requirements, "project documents" available for Forensic's review, referenced standards and other industry association standards, as well as sound construction and weatherproofing principles. Because the Property's building permit issue date was not known by Forensic at the time of our presence on site at the Property or prior to the time that this report was generated, the identification of nonconforming conditions throughout the course of our investigation of the Property has been based on current building code requirements, industry association standards, and typical building product manufacturer installation requirements. 2. Visual Review: Forensic performed a visual review of the unconcealed and accessible surfaces of the building components, systems, and locations included within the scope of Forensic's services at the Property. The objectives of Forensic's visual review were to document the existing construction conditions at the Property 3. Site Visit Limitations: Note that the findings of Forensic's site visit at the Property are limited and preliminary in nature. 4.
