BACKGROUND INFORMATION MMD2013-00029"GREENWAY TOWN CENTER Page 1 of 3 Site Information: The project is located at 12220 SW Scholls Ferry Road; south of SW Scholls Ferry Road, west of SW 1215` Avenue and east of SW North Dakota Street. The site, known as the Greenway Town Center, is approximately 7.6 acres and contains three commercial buildings and site improvements that include landscaping and associated parking lot. The entire site has 332 parking spaces. Proposal Description: The proposed application is to modify the existing site and building to accommodate a new anchor tenant in the Greenway Town Center. The applicant proposes the following: 1. Parking lot improvements include: minor repaving, restriping, upgrading parking space ADA requirements, replacing landscape islands, and installing new trees, landscaping, and lighting. 2. Beautification of public plazas, upgrades to meet ADA accessibility requirements and construction of an additional 512 square feet of covered seating area. 3. The existing sign pylons will be upgraded to match the retail center building facades. 4. Building facade improvements include: installing new canopy, accent lighting, cladding and architectural ("lanterns") features, new paint, and new roofing. The proposal includes an increase in building height from 24'3/8" to 28'9.5", an increase of less than 20 percent. 5. New signage for the new anchor tenant. The new tenant is does not result in a change of use, therefore no additional parking is required. As demonstrated below, the site has sufficient parking for existing uses. APPLICABLE REVIEW CRITERIA AND FINDINGS MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW: The proposed change in use requires a Minor Modification to approved plans or existing development. Section 18.360.060.0 states that a minor modification shall be approved, approved with conditions or denied following the Director's review and as follows: 1. The proposed development is in compliance with all applicable requirements of this title; and FINDING: Upon review of the proposal's plans and narrative, staff finds that the proposal complies with TDC 18.360.050 and TDC 17.765 as demonstrated above. The proposal is in compliance with all applicable requirements of this title. This includes but is not limited to building height, setbacks, and parking requirements. This criterion is met. FINDING: Staff finds that the changes listed in TDC18.360.050.B.1-11 are either satisfied or do not apply. Therefore, the proposed development is not a major modification.This criterion is met. CONCLUSION: The proposal is a minor modification of existing site development and is in compliance with the applicable requirements of this title. SECTION V.
