APPROVED the above request. The findings and conclusions on which the decision is based are noted in

SECTION III. BACKGROUND INFORMATION
Site Information:
The subject parcel is located at the west side of 72 " Avenue near the intersection of 72 " Avenue and
Cardinal Lane. There are two structures on the parcel, each with its own parking. Near 72 " Avenue is
an old converted residential structure and at the rear of the parcel is an existing warehouse with office
use on both the first and second floors.
Proposal Description:
The proposal is to remodel the main entry to a two story atrium, move the stairs that serve the second
floor, change the window arrangement, and replace a glass storefront entry with an overhead garage
door. The building will contain 5,296 square feet of warehouse and 6,473 square feet of office use. The
area added by the new stair location is offset by the loss of area on the second floor to accommodate
the atrium entry.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
Section 18.360.060.0 states that a minor modification shall be approved, approved with
conditions or denied following the Director's review based on the findings that:
1. The proposed development is in compliance with all applicable requirements of this
title; and
FINDING: Upon review of the proposal's plans staff finds that all applicable
requirements of this title are satisfied. This criterion is met.
2. The modification is not a major modification.
FINDING: Staff finds that the criteria listed in TDC18.360.060.0 do not apply. Therefore,
the proposed development is not a major modification. This criterion is met.
CONCLUSION: The proposal is in compliance with the applicable requirements of this title and
it is a minor modification of an existing development.
SECTION V. PROCEDURE AND APPEAL INFORMATION

Final Decision:
A Minor Modification is a Type I procedure. As such, the Director's decision is final on the date it is
