BACKGROUND INFORMATION Site Information: The subject parcel is located at the west side of 72 " Avenue near the intersection of 72 " Avenue and Cardinal Lane. There are two structures on the parcel, each with its own parking. Near 72 " Avenue is an old converted residential structure and at the rear of the parcel is an existing warehouse with office use on both the first and second floors. APPLICABLE REVIEW CRITERIA AND FINDINGS MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW: Section 18.360.060.0 states that a minor modification shall be approved, approved with conditions or denied following the Director's review based on the findings that: 1. The proposed development is in compliance with all applicable requirements of this title; and FINDING: Upon review of the proposal's plans staff finds that all applicable requirements of this title are satisfied. This criterion is met. 2. The modification is not a major modification. FINDING: Staff finds that the criteria listed in TDC18.360.060.0 do not apply. Therefore, the proposed development is not a major modification. This criterion is met. CONCLUSION: The proposal is in compliance with the applicable requirements of this title and it is a minor modification of an existing development. SECTION V.
