My understanding is that you wish to place a new freestanding sign in the approximate location of your old sign, removed as a result of substantial damage and resultant safety concerns, and have requested help from the city in finding a suitable location for the new sign. I hope the information below will be of use to you. We have examined the matter in light of recent legislative changes to the City's Development Code, and it appears that you can now locate a freestanding sign in the landscaped area between your restaurant structure and your northern property line adjacent to the Pacific Highway right-of-way. Included with this letter is a diagram showing the approximate location where you could locate such a sign. Please note that all freestanding signs in the Tigard Triangle and C-G Zoning District are subject to the following restrictions set forth in sections 18.620.050 and 18.780.130.0 of the Tigard Development Code. > Freestanding signs are defined as a sign erected and mou�ted on a freestanding frame, mast, or pole and not attached to any building. > Freestanding signs are not allowed in the L-1 Landscaping area, which is the landscaped area between a parking lot and an adjacent public street. D The maximum height of freestanding signs in the Tigard Triangle is 10 feet. Maximum sign height shall be measured from the grade directly below the sign to the highest point of the sign or sign structure and shall include architectural and structural elements. ➢ The maximum size and height limits may not be increased in the Tigard Triangle for any reason. ➢ The proposed sign must maintain a clear vision area at the entrance to your property per Tigard Development Code Chapter 18.795. This vision area is located three feet above the top of the curb in a triangle measuring 35 feet from the centerline of your driveway. The approximate location of this area is marked on the attached map. ➢ No portion of the sign may be in the public right of way, including the sign or any architectural or structural embellishments. Any future sign on this property will require permits from both the Planning and Building Divisions.
