DESIGNATION: I -P: Industrial Park. The I -P zoning district provides appropriate locations for
combining light manufacturing, office and small -scale commercial uses, e.g.,
restaurants, personal services and fitness centers, in a campus -like setting. Only
those light industrial uses with no off -site impacts, e.g., noise, glare, odor,
vibration, are permitted in the I -P zone. In addition to mandatory site
development review, design and development standards in the I -P zone have
been adopted to insure that developments will be well - integrated, attractively
landscaped, and pedestrian- friendly.

SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 7272 SW Durham Road, Suite 800, west of Durham Road and south and east
of Upper Boones Ferry Road and is approximately 4 acres in size. The tenant space is located within
Building #I, which is part of a development known as PacTrust Business Center. The site is developed
with two industrial buildings, associated parking, lot and landscaping. A site development review was
approved for the construction of Building #I and #J in 1991 (SDR1991- 00021). The site has
approximately 118 parking spaces and 106 spaces are required for the existing uses (a surplus of 12
spaces).
Proposal Description:
The proposal is a change of use from light industrial to indoor entertainment (dance studio) within
tenant space #800 in Building #I. Even though the proposed use has a higher parking requirement
(4.3/1,000 square feet), there are 118 parking spaces on site and the development requires 106 spaces.
As demonstrated below, there is sufficient off - street parking and additional parking is not required. No
interior improvements or construction are proposed.

SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
The proposed change in use requires a Minor Modification to approved plans or existing
development. Section 18.360.060.0 states that a minor modification shall be approved,
approved with conditions or denied following the Director's review and as follows:
1. The proposed development is in compliance with all applicable requirements of this
title; and
FINDING: Upon review of the applicant's plans and narrative, staff finds that all applicable
requirements of this title are satisfied. This includes but is not limited to
building height, setbacks, and parking requirements. This criterion is met.
2. The modification is not a major modification.
FINDING: Staff finds that the proposed change in use either does not trigger the thresholds
for a major modification as listed in TDC 18.360.050B.1 -11 or they do not

apply. Therefore, the proposed development is not a major modification. This
criterion is met.

International Ballroom, Llc proposes to run aerobics and dance classes at 7272 SW Durham
Rd, Suite #800. We hope to be using the office space of this building only, and the warehouse
will remain with Pattern Ninja, Llc. We are trying to do a change of use to add thersonaineol use
of "indoor entertainment ". We've attached documentation to address the necessary parking
minimums.
As far as evaluation criteria, we should not qualify as a major modification.
N/A -1. An increase in dwelling unit density, or lot coverage for residential development;
N/A -2. A change in the ratio or number of different types of dwelling units;
N/A -3. A change that requires additional on -site parking in accordance with Chapter 18.765;
N/A -4. A change in the type of commercial or industrial structures as defined by the Uniform
Building Code;
N/A -5. An increase in the height of the building(s) by more than 20 %;
N/A -6. A change in the type and location of access ways and parking areas where off -site traffic
would be affected;
N/A -7. An increase in vehicular traffic to and from the site and the increase can be expected to
exceed 100 vehicles per day;
N/A -8. An increase in the floor area proposed for a nonresidential use by more than 10%
