ACCESSIBILITY • Accessible walkways and routes shall not exceed a running slope of 1 unit vertical in 20 units horizontal (5% slope). Cross slopes shall not exceed 1 unit vertical in 50 units horizontal (2% slope). • Accessible parking spaces and access aisles shall be located on a surface with a slope not to exceed 1 unit vertical in 50 units horizontal in all directions. 1104.4.3 OSSC Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The following information is required prior to the issuance of a Site Permit: EXCAVATION 1. Complete the enclosed permit application clarifying the Excavation, Grading and Fill volumes. 2. Clarify the new impervious area. Impervious is defined as building roof areas, sidewalks and paving. The number should be what is new impervious as related to what was existing. FIRE REVIEW 3. Complete the enclosed "TVF &R FIRE FLOW and HYDRANT WORKSHEET ". The allowable area permitted and the number of hydrants required will be based on the worksheet. ACCESSIBILITY 4. The accessible parking shown on sheet 2/6 has a curb indicated between the access aisle and the sidewalk serving the building entrances. Based on elevations indicated on the plans, a curb cut type ramp will be required. Revise the drawings and provide details indicating slope for a curb cut type ramp. See figure 12 OSSC for information. 1103.1 OSSC 5. Provide a detail for the accessible parking sign as required by section 1104.1 LOT CONSOLIDATION 6. Provide verification that the tax lots have been consolidated. If the lots are not consolidated, area separation wall will be required at the property lines. The tax lots shall be consolidated even though they are all under the same ownership. Please provide an item by item response.
