DESIGNATION: I -P: Industrial Park. The I -P zoning district provides appropriate locations for
combining light manufacturing, office and small -scale commercial uses, e.g.,
restaurants, personal services and fitness centers, in a campus -like setting. Only
those light industrial uses with no off -site impacts, e.g., noise, glare, odor,
vibration, are permitted in the I -P zone. In addition to mandatory site
development review, design and development standards in the I -P zone have
been adopted to insure that developments will be well - integrated, attractively
landscaped, and pedestrian- friendly.

SECTION III. BACKGROUND INFORMATION
Site Information:
The project is located at 15495 SW Sequoia Parkway, Suite 140, east of 72n Ave and west of Sequoia
Parkway and is approximately 5 acres in size. The tenant space is located within Building #225, which
is part of a development known as Pacific Corporate Center. The site is developed with two
commercial office buildings, associated parking lot and landscaping. A site development review was
approved for the construction of Building #225 and #226 in 1992 (SDR1992- 00005). The site has
approximately 283 parking spaces and only 180 spaces are required for the existing uses (a surplus of
103 spaces).
Proposal Description:
The applicant intends to perform interior improvements in tenant space #140 within Building #225 to
accommodate a new sewing shop. Even though the proposed use has a higher parking requirement
(3.7/1,000 square feet), there are 283 parking spaces on site and the development only requires 181
spaces. As demonstrated below, there is sufficient off - street parking and additional parking is not
required.

SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
MINOR MODIFICATION OF SITE DEVELOPMENT REVIEW:
The proposed change in use requires a Minor Modification to approved plans or existing
development. Section 18.360.060.0 states that a minor modification shall be approved,
approved with conditions or denied following the Director's review and as follows:
1. The proposed development is in compliance with all applicable requirements of this
title; and
FINDING: Upon review of the proposal's plans and narrative, staff finds that all applicable
requirements of this title are satisfied. This includes but is not limited to
building height, setbacks, and parking requirements. This criterion is met.
2. The modification is not a major modification.
FINDING: Staff finds that the proposed change in use either does not trigger the thresholds
for a major modification as listed in TDC 18.360.050B.1 -11 or they do not
apply. Therefore, the proposed development is not a major modification. This
criterion is met.

CONCLUSION: The proposal is a minor modification of existing site development and is in
compliance with the applicable requirements of this title.

This project for A Common Thread, Inc. consists of remodel work to 5,137 SF of existing office space. Work shall include
but not be limited to drywall /metal studs, suspended ceilings, doors /frames and painting. All work to meet ADA
requirements. Work included, but performed under separate permit includes fire protection sprinklering, mechanical
work, and electrical work, both line and low voltage. A Common Thread is a retail business moving from within the
same business park into this existing space. This building houses several tenants including this tenant. The existing
building is a single story building of 27,349 SF and is fully sprinklered. There is frontage on all four sides of at least 40
feet.
