Time Oil is working with Architect Thomas Sears to convert this , facility to a gas station/mini market/ deli to go operation. The mini mart : would have a class C liquor permit (beer and wine) and the deli would be ! strictly a pedestrian affair (no sit down). The operation should be functional ., ...: 40 days after the permit is granted. The project people will appear before the planning commission on January 26. Representing Time Oil this evening were Mr. Meacham and Kevin Sutton. No real objections were voiced from the 0, ''.... members during this presentation. Steve Bleak of Tital Properties presented his proposal of Colony Creek Estates II, III, and IV. Roy Love was here representing the Colony Creek Homeowners - Association. This develwment will create 52 unattached home sites on an average 4000 square foot lot. The proposed homes will markey in th-, $55- ' 65,000 range, A park is planned around a Big Toy type structure, with jogging • trails and walking paths. It is anticipated that the Homeownerls Association L, will maintain this for a small fee. , There were a number of concerns from members. 1. The right angle turn to . attain access to Hall was questionet 2. Lou cost projection for homes created a concern re the existing homewners. (Mr. Bleak invited members , wi' and interested parties to tour PepperCorn Estates in Aloha to inspect the type of home they will be placing on these sites. ) 3. There are trees which must be cut to clear building sites. Titan will try to maintain as many as possible. 4. Parking on the street is a problem in completed phase I on Fenno Creek Drive, Hamid will check with the city staff regarding this and will get back to Chairman Naubert before the Planning Commission presentation on Feb, 7, 5. This Conditional Use Application is for the remodel of an existing service _ station, located on the corner of S.W. 72nd and Carman Drive, a short _ distance off 1-5 on the Sherwood exit. A he The proposed interior remodel changes t existing service station building .4, into a quick-stop mini-market. This would enable station patrons to pick up quick groceries and provide a quick-stop grocery serviceito others in the area. The slightly sloped sit was developed for effic:tent gas service. The generous entrance/exits are located off both major roads, and the site itself is covered 47•, with asphalt except for the existing plantings along the edges of the site and building and new planting in the front corner of the site. This will provide ample parking for the customers of the mini-market and still leave room for • easy use of existing gas pumps, The back edge of the site is densely land- scaped to provide a sound barrier from the intermittent noise from the rail- road located there. The exterior of the building will remain relatively unchanged with changes to match existing building materials.
