' : I am writing this letter in reference to the passage, by the Tigard

. Planning and Zoning Commission , on a parcel of land for the conditional
use to build a duplex. This land is in Tax Lot 1111.-Malnut Acres (Map
Number 2s1 2B0), At the planning and zoning meeting on April 18th„ 1967

„ the conditional use was passed by this board on a L1. to 3 vote. At the

meeting several property owners present and by letter objecte(i to this

. ., conditional use, NOT ONE, including the builder, spoke in favor at this
public hearing.
,' I would like to bring to your attention a previous Tigard City Council

meeting on 8/9/65 where it was then unanamously agreed to reject a like
, proposed duplex on Tax Lot 1020 whereas the builder adjusted to a single
• dwelling occupancy. I feel that this precedence case is identical with
• lot 114. Also at a previous Tigard City Council meeting, over a year
ago, it was petitioned and generally agreed by the Council to do All in

. their behalf to keep SW Grant Street as the dividing line between single
•
, . dwelling and multiple dwelling residence. Therefore I urge you to deny
this conditional use on Tax Lot 114 and uphold those promis6s that you
gave to us over a year ago.

, ------ Might I add that a duplex necessitates two driveways on an already busy
Walnut Avenue, Whereas a single dwelling occupancy on this lot could

have a single driveway on the adjoining Brookside Avenue* This would

aid traffic flow by lessening conjestion.
. I am aceompaning this letter with a petition from property owners in the
• •. vicinity of Tax Lot liti. asking you to again deny this conditional use.
