Pinebrook Terrace, Lot 1, Parcel A & B - Map #25
I'm requesting a conditional use permit to be issued for the
purpose of constructing two townhouse - duplex buildings on
the above noted real property. Current zoning of the real
f property .JLs R-7, 7500 square feet for single family dwellings.
The property is currently owned by the City of Tigard and if
the conditional use permit is granted, I will purchase said
property from the city,
The proposed use is in conformance with Tigard's Adopted
Comprehensive Plan as the parcels each have in ecess of
10,000 square feet which would qualify them to be zoned for
multi-family usage,
The proposed townhouse - duplex buildings would have a total
of four residential units which would help alleviate the housing
demand felt within the City of Tigard. The current economic eft-
, virorrnient is forcing more families to live in multi-family dwel-
lings and this project is designed to meet this need: Additional
benefits would be in the form of property taxes received by the
city on the buildings constructed:
Question as to why this land was chosen for developing with
duplex units 1s due to the lack of land currently zoned for
multi-family units, This particular piece of property meets the
area requirements of duplex property as it is in excess of 10,000
svare feet but the zoning has not been updated to conform. The
last reason for choosing this property is due to the surrounding
neighborhood already having a large number of duplex units in
existence.
This proposed development would have a. positive impact on the

exstring neighborhood as the lot is currently overgrown with
grass and has a culvert area, both of which will be upgraded,
The duplex units will be constructed with quality materials and
a design which will blend well with the existing dwellings, The
appropriate landscaping will be performed to ensure that the
area will be aesthetically pleasing and maintained,
