Dear Mr. Milne:
At their regular meeting o November 19, 19600 the Tigatd
Planning and zoning Commission approOed your conditional
u$ e request for t duplex within the P.-7 zone on the property
located at 1413 SW 103rd Avenue, Tigard (Map #2S1 11BB
Tax Lots 1302 & 1701) with the following conditionst
1 That in as much as connection to the existing
6" line starving the adjacent two lots would not
moot State approval, a sewfir line must no built
as indicated in the City's plan for future expansion.
2* That a sight-obscuring evergreen hedge or fence
(5' 4to 7' in height) providing screening for the
adjoining single family properties, be installed
along the pZoperty side lines.
3. That a 5' strip along SW 103rd or street improve-
ment be dedicated to the City prior t' building.
4. That a landsoaping plan be submitted for approval
at the time application is made for a building
permit, showing areas of landscaping, species of
plantings, and including at least two trees in the
front yard (set back 10' to 15' from the front
property line).
