Discussion among the Commissioners and Staff brought out that duplexes on 10,000 square foot lots could not be sold separately ecause of land registration requirements. Also in the present case to partition the 10,000-foot lots into two 5,000-foot lots would violate the zon- • % ing, which calls for minimum 7500-foot lots. The line will extend from Mr. Janzen's property along the street which extends out to 97th Ave. There will be a pump at S.W. 97th Ave. Water is presently available to the site. 1'. 6. Traffic circulation to the s'.te Will be served by S.W. 97th Ave. and two internal streets. S.W. 97th Ave. is designated as a collector street on the NPO #6 .Plan. It is a county street ar ' is in substandard condition with inadequate paving, right-of-way width, nd no curbs or sidewalks. 7. The two structures shown on lots nine and ten will be rem,.ved. There are presently no duplex or multifamily dwelling units in the sur- rounding neighborhood. The duplexes screen the single family units from S.W. 97th Ave.which is a criteria of Policy #7 of the NPO #6 Plan. ,." 3. We take exception to the construction of a duplex in a "Single Family Residential" zone. 4 As follows: When this area was incorporated into the City of Tigard it was understood that it would remain "Single Family Residential." If this area is rezoned • for the building of a duplex, then the next change requested will be odor apartments and/or commercial. 0 . Both McOothld and 97th streets are now inadequate for the traffic they carry, let alone any additional burden.
