We have been in the Tigard area since June of 1963. Our business was established in July of 1967/ We both have been home owners in this area since the spring of 1964. We feel that due to the amount a building that is expected to come to the Tigard area that we need larger and more presentable offices in which to operate our business. We feel the Tigard area has a great potential of growth at this time and we want to 13 in a position to be able to handle the expected amount of construction. At Weis time our pleels are to remove one existing building, clean up all the weeds, brush and trash, remove some of the old shrubbery and trim the ones that can be left. Existing tall shrubbery on west side on existing property will be trimmed and maintained. The weeds and grass, as the area is now, presents a real fire hazard. We plan before occupancy to erect an enclosure fence at the storage area of approximately 50' x 60' as shown on plot plan, to provide off street parking (as per code) for employees and customers, and a driveway from street to rear area. Our projected construction is as follows: Sept. 1, 1968---Clean up and ready for occupancy July 1, 1969---Obtain building permit to house Offices, Display Area, & Warehouse, with permission to ask for an extension due to financial status. At any time that a lease is obtainalbe for suitable occupants for additional proposed improvements, upon approval dEtethe Tigard City Planning Commission, we will complete the final stages of the proposed improvements of the whole property; subject to code requirements and obtaining necessary building permits. As shown on the plot plan, we propose to allot the front 10' of property or future widening of Burnham Street, when it is improved, by the city, This property will be kept in a presentable manner at all times and will be an asset to the area. Contractors Conditional Use in M-4. Application for permission to build ccntractors office & warehouse. 1. Recommended such building be allowed at the said location, based on the drawings submittted of the permanent buildings. 2. Condition should be strictly imposed (based on M-4 code) on storage of construction material and construction equipment. No material and equipment should be visible from the road (Burnham) & neighbors. 3. Temporary use of existing residence should be denied since the transition from the temporary to permanent would require displacement of the office warehouse function and necessitating renting of spaces of site. If temporary use is permitted (on short term basis) enforcement would place the contractors in had ship having to make a second transition. •' cc. 1.
