Notice is hereby given that a Public Hearing will be held
by the Planning and Zoning Commission at City Hall in Tigard,
Oregon on May 21, 1968 at 8:00 P.M.
with respect to EEe—fairbwing:
A conditional use request to allow the construction of a
Service Station on the southwest corner of Walnut Street
and Highway 99, Tax Lot 2000 and 2100, Map 251 2BD. The
applicant is Mr. Zwingli.

The lot is higher than SW Walnut or Hwy. 99W by about four feet.
There is an existing building on the lot, with a 3 foot retaining
wall on two sides.
5. STAFF RECOMMENDATIONS
The City Staff recommends approval of the Conditional Use and
suggests the following conditions be imposed.
1. That the building foundation be set to the rear of the property.
2. That the applicant dedicate to the publ..c ten feet of ri9at-
of-way on SW Walnut-, Street.
3. That the building foundation set back 10 feet from the new
property line on SW Walnut.
4. That the applicant provide curbs and sidewalks on SW Walnut
nd Hwy 99W. I

, 5. That the curb cut on Hwy.99W be located at least 30 feet
from the new right - of-way line on Walnut Street and be at
least 30 feet between adjacent curb cuts.
6. That the canopy remain 25 feet from the property line on

7. That the owners provide a landscaped area as drawn by staff
so as to prevent accesi confusion.
8. That the station use only one sign; that the sign be a free
standing identification sign. No higher that 35 feet and
no lower than 9 feet.
9. That there be no temporary sales signs, promotion banners,
or advertising gimmic type structures located on the property
at any time.
10. That there be no outside storage.
