This area for our expanded parking is better than any other location in the city because a. We are already leasing this land. b. Another location away from our main store would hinder us almost as much as help. The only thing we could use it for would be storage. We would still have a very crowded lot. C. We would not have any more parking room for customers than at the present. d. We would not be able to serve the General public any better because tY, loss of time transproting boats would equal the amount we are losing now. Cs Thin piece of land is lying dormant now, creating an eye sore. f. Puttinz a parking lot in tbis area would not be against the City Zoning or the 100 year Flood Flan. 6. The place that could be affected by this development would be on • our southside. This is large unused field. The only effect, if any, would be to raise the value of that piece of land. The businesses on both sides of us on 54in Street would benefit because our customers would not be utilizing so much of the parking on Pain Street. 7. This parking lot would not necessitate any more public servimes than we now utilize, It would make it much easieg for the fire department to maneuver in case of fire. By fencinc this area, police protection should be made less difficult c vandallm and theft mould decrease. There would be no new water or sower lines needed. We would not be requiring more electricity than we now UGO. The pro- posed development .1.s not close enough to any schools or parks to have an effect on them. According to the statutes govex'ning tii area, street parking and maneuvering areas, access way and service drives are permitted as Jong as no fill is used. We would like to obtain a conditional use permit that will allow us to park boats in this aroa(tay lot 1300) . The proposed area is not in either the 100 year flood plain or the drainage ways and wetlands areas. Thank you for your consideration of this proposal.
