Staff Findings and. Recommendation 1. This site is planned and zoned for commercial development. • 2. In spite of the area's commercial nature there are two houses which would be adversely affected. The car wash would be located in the back yard of these dwellings. d . . . " .4 3. The cordition of Electric Street is currently not adequate to handle the traffic which would be generated by this use. This traffic would. be in one • direction only, moving from the rear of the property 4 • to Main Street. Based upon the findings, it is recommended that the request be approved with the folloldng conditions. It is also recommended that the Planning Commission present the findings of fact forming the basis for their decision. 1. That a landscape plan be submitted for the total site area to be used by the service station and carwash. This site plan should include any additional signing proposed for the car wash. 2. That Electric Street shall be improved, with a half street improvement from the driveway entering Electric to Main Street. This improvement shall be half of a standard 28 foot city street, to include curbs •1 and side walk. 3.
