The staff recommends approval of the application •
with the following conditions:
■ 1. The development be in accordance with the site plan
submitted.
2. That only the following signing be permitted:
a. one non-mo +ing free-standing business identi-
cation sign be permitted (located as shown on the
site plan), the maximum height of this sign to be
35', the minimum height 9' (except for the sup-

1. Staff recommendation for postponment because corrected site
development plan was not ready.
2. Public Hearing
a. Mr. Paterson asked Mr. Dinehart if he would object to 1
postponment, Mr. Dinehart agreed to postpone the matter
if it was necessary.
b. Mr. Paterson called for additional testimony in public
• hearing
c. The public hearing was closed.
• 3, Commision discussion and action
a. The matter was postponed until July 16, 1969 by an
unanimous vote of the commission present.
4.--CallEZZATTERS
• A. Street Dedication: 88th Avenue north of Center Street by Plaza
Gardens, Inc.
1. Mr. Thompson explained the proposed street dedication.
2. Mr. Lewis said he felt this was strictly an apartment house
access.
• 3. Mr. Nicoli asked what the Commission role in this was. Mr.
Thompson explained the Commission's charge with street master
planning. Mr. Nicoli asked Mr. Thompson if this particular
road would fit into a master plan for streets in Tigard.
4. Mr. Lewis asked if the property owners weren't just trying
• to take some of their property off the tax rolls.
5. Mr. Nicoli said he might approve this if it went somewhere,
perhaps to Hall Blvd.
• 6. Mr. Lewis said he felt this roadway wasn't beneficial to
the whole community.

10. It was moved (Lewis) , seconded (Nicoli) , and passed by an

B. Change of meeting location and date
1. Because of proposed remodeling of the City Hall Council
chambers into Police Dept. offices, it was decided that the
regular meeting of the Tigard Planning and Zoning Commission
will be held at the Tigard Community Hall, 8841 S. W. Commer-
cial Street, Tigard, at 8:00 P.M. on the Third WEDNESDAY of
each month, beginning with the next meeting on July 16, 1969.

• The staff recommends approval of this
Conditional Use for a service station with the following
conditions:
1. That one free-standing business identification
sign be permitted located as shown on the site
plan, the maximum height of this sign to be
351 , the minimum height 9' (except for the
supporting pole) , and it is not to be moving
or intermittently flashing.
2. That one permanently located price sign matching
the architectural design of the main building, a
maximum of 12 sq. ft. on each side and a maximum
of 4' in height, be permitted.
3. That at the time of application for the bUilding •
permit, plans be submitted showing the details
of the signs and landscaping, and adequate storm
drainage.
4. That, at this time, perimeter landscaped screening
in addition to that shown on the site plan will
not be required, however, at the time of develop-i
merit of the rest of the adjacent commercial pro-
perty, plans showing additional landscaping around
the service station and integrated with land-
scaping of the rest of the site development be
submitted for -staff approval.
