CALL TO ORDER: Commissioner Ball opened the meeting at 7:35 p.m. in the absence of Chairman Hartman. 2. ROLL CALL: Commissioners present: Ball, Nicoli, Popp, Porter, Sakata, Smelser, Wakem; staff, Powell o Ball introduced Dan Smelser as new member of the Tigard Planning Commission. o Nominations for vice-chairman were then opened by Ball. o Porter nominated for vice-chairman (Popp) . o Seconded (Wakem) o Ball asked if there were any other nominations. o There being none, Popp moved to close nominations. o Ball declared a unanimous ballot for vice-chairman Porter. o Porter assumed the chairs 3. Tigard Avenue, providing access to the site is presently a substandard street with a 40 ft. right-of-way and a . center strip improvement only. Improvement of the street t'.. would take a considerable part of the existing front yard. There are presently no sidewalks here, though a well- , trampled foot path indicates considerable foot traffic uses Tigard Avenue. 4. Although there appears to be adequate paved area for parking and for truck maneuvering and loading, the parking area is generally undefined and not indicated on "si=6e plan". 5. Considerable outside storage of pallets, building materials, scrap, and junk litters the site. ' ''.. 6. "Unused" parts of the site such as the setback area to the . south and unpaved areas to the north and west are in weeds and not maintained, 7. Part of the building has apparently been remodeled, but ; not completed. 8. Other tenants of the building are small commercial-industrial ., businesses apparently compatible with the kind of business proposed by the applicant. . . , 9. Staff notes that proximity to Main St. and scarcity of commercial industrial sites will likely place increasing pressures on this site and it neighbors for distributive , and service industrial vse. Given appropriate improvement of the access along Tigard Ave. ) this is an appropriate area for such uses.
