SURROUNDING ZONING PATTERN a. The building is entirly surrounded by 0-3 TRAFFIC LOAD AND TAAFFIC PATT.6hN$ a. Staff can not approximate the traffic increase from this type of commercial establishment. However, the load increase would he small in relation.lto what Fred Meyers Shopping Center already benerates. b. The new development would use existing traffic patterns designed for Fred Meyers. These patterns are well defined, and include a light on Hwy. 99. 5. STAFF RECOMMENDATIONS a Staff recommends approval of the conditional use for the following reasons: 1. Locations development would not generate enough traffic to over burden existig access and egress routes. 2.
