The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code (ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The submitted plans
have been reviewed and the following information is required prior to issuance of the permit.
The submitted plans were reviewed under the State of Oregon Residential Specialty Code
(ORSC) 2005 edition. The plans are approved as "Townhouses" by definition per section R202
under the following conditions.
Structural Observation: The city of Tigard is requiring Structural Observation per sec. 1709 of
the Oregon Structural Specialty Code (OSSC). The owner shall employ a registered design
professional to perform structural observations as defined in OSSC section 1702. The
structural observation shall take place after the framing of each floor level prior to the
installation of the floor joist or roof framing above the structural framing. Deficiencies
shall be reported in writing to the owner and to the City of Tigard building division, Attention,
Hap Watkins. Note: The structural observation does not waive the City of Tigard framing
inspection required by ORSC section R109.1.4.
Special Inspection: Special inspection is required for welding of structural steel (as detailed on
plan sheet S5.01) per OSSC section 1704. Special inspection is also required for any bolts or
anchors epoxied into concrete as per the engineers hold down schedule (footnote 9) and the
products listing.
Approved Plans: One set of plans bearing the City of Tigard approval stamp shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.3.1 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 109.1 OSSC

Premises Identification: Approved numbers or addresses shall be provided for all new
buildings in such a position as to be plainly visible and legible from the street or road fronting
the property.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
