September 07, 2006 City of Tigard Building Dept. Re: Gabriel .Woods SW #22 Dear Sirs, I have reviewed the design criteria for the above named project with regards to the change in SW # 22. Enclosed are the new calculations for SW # 22. SW # 22 is 12.33 ft. long. The force on this wall is 2,132 lb making the shear (force/length) 173 plf (pounds per lineal foot) and having a hold -down requirement of only 185 1bs. Under these conditions it was within the parameters to use %s" drywall (on both sides of the wall) with 6d nailing @ 4" / 8" O.C. on the edges and in the field respectively, with only 16d nails @ 12" O.C. in the bottom plate to hold down the wall. Due to the fact that the drywall was not installed as per requirement, there are two options that would not require shortening the shear -wall. (Shortening the shear -wall would then significantly change the shear value and the hold -down requirement) The first option would be to sheet both sides of the bathroonilla.undry room wall with one layer of %" drywall and one side of the master closet with 2 layers of ' /2" drywall. The bathroom/laundry room uses 6d nails with 4" and 8" spacing at the edge and field respectively. The master closet, however requires 7d nails at the same (4" and 8") spacing. The second option would require one side of the wall (on the laundry room/ master closet side - full length) to be sheeted with 7/16" O.S.B. This would be nailed with 8d nails at 6" and 12" spacing on the edge and in the field respectively.
