Dear Roy,
The Building Division has completed the review of the project listed above. The project has
been released only for 50% building permit issuances by the Engineering Division at the time of
this letter, so the building Permits cannot be issued until issues are resolved by that department.

The date of this letter begins the 180 day time limitation in accordance with Section 105.3.2 of
the State of Oregon, Structural Specialty Code, 2004 edition. If the permit has not been issued
within the time limitations referenced in section 105.3.2, the work shall be considered abandoned
and the plans will be expired.

The plan review is performed under the State of Oregon Residential Specialty Code (ORSC) 2005
edition and Tualatin Valley Fire & Rescue Fire & Life Safety Requirements for Fire Department
Access and Water Supplies (Based on the 2003 International Fire Code as amended by TVF &R).
The submitted plans are approved. The above permits are approved for construction subject to the
following conditions.
CONDITIONS
1. Shear -wall Sheathing and Gypsum Sheathing shall be attached and inspected in stairwells prior
to the construction of stairs or landings. (In all building units)
2. Provide prior to final a Site utility, service equipment and easement agreement A0103.15
3. Safety glazing including but not limited to: the following locations: Each unit of glazing shall
be permanently identified by the manufacturer. Sec. 2406. Some of these locations are as
follows:
a. Glazing in ingress and means of egress doors.
b. Glazing in storm doors.
c. Glazing in an individual fixed or operable panel adjacent to a door where the nearest
vertical edge is within a 24" arc of the door in a closed position and whose bottom edge
is less than 60" above the floor or walking surface except when there is an intervening
wall or other permanent barrier between the door and the glazing.
4. Appliances installed in attics shall meet the mechanical code section M2005, M1305.1.3

5. Deferred submittals such as Truss Joist Shop Drawings, suspended ceiling system etc, will be
charged a deferred submittal fee based on the valuation of the portion of the work being deferred.
The minimum fee shall be $200.00. This fee is in addition to the project plan review fee based on
the total project value. OAR 918- 050 -0150 Deferred Items: None listed
`Documents for deferred submittal items shall be submitted to the registered design professional in responsible charge
who shall review them and for:vard them to the building official with a notation indicating that the deferred submittal
documents have been reviewed and been found to be in general conformance to the design of the building. The deferred
submittal items shall not be installed until the design and submittal documents have been approved by the building
officiaL Oregon Structural Specialty Code Section 106.3.4.2"
NOT PART OF THIS REVIEW:
*Fire Sprinklers *Fire Alarm *Mechanical System *Plumbing *Electrical
American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer,
Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for
the structure. The City of Tigard reviews the plans and inspects the structure only for compliance
with Chapter 11 of the OSSC which may not include all of the requirements of the ADA.
Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be
maintained on the jobsite. The plans shall be available to the Building Division inspectors
throughout all phases of construction. 106.4.2 OSSC
Certificate of Occupancy: No building or structure shall be used or occupied until the Building
Official has issued a certificate of occupancy 109.1 OSSC
Premises Identification: Approved numbers or addresses shall be provided for all new buildings in
such a position as to be plainly visible and legible from the street or road fronting the property.
When submitting revised drawings or additional information, please attach a copy of the enclosed
City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in
tracking and processing the documents.
