A Dear Dennis: A fire and life safety plan review was conducted on the above captioned project for compliance with the 1985 editions of the Uniform Building Code (UBC), Uniform Mechanical Code (UMC), and the Uniform Fire Code (UFC), as amended by Washington County Fire District No. l's Ordinance 86 -1. Plans are conditionally approved as submitted subject to the following items: 1. Automatic Sprinkler Plans: Plans referred to and examined by this office contain no provisions for the alteration or installation of automatic sprinkler system. Not less than three sets of plans for the installation shall be submitted to this office for approval prior to installation. UBC 302(b) 2. Fire Extinguisher Requirements: Not less than one (1) approved fire extinguisher(s) with rating of not less than 2A10B:C shall be provided for each 1,500 square feet of floor area or fraction thereof. The travel distance to an extinguisher from any portion of the building shall not exceed 75 feet. UFC Standard 10 -1 3. Approved Plans on Job Site: One set of approved plans bearing the stamps of the Tigard Building Department and this office must be maintained on the project site throughout all phases of construction and must be made available to building and fire inspectors for reference during required construction inspections. UBC Sec. 303 4. Inspections Required: Inspection and approval of construction by a representative of this office is required: (a) prior to the cover of any new framing elements following the installation of all utility runs which will be concealed within wall and partition cavities; (b) upon completion of construction and prior to occupancy of the tenant space. Certificate of Occupancy Required: Prior to the use and occupancy of the project (space), a certificate of occupancy or other written instrument of approval must be obtained from the City of Tigard Building Department. UBC Sec. 307 SPECIAL NOTICE: DEVIATIONS FROM THE SUBMITTED AND HEREBY CONDITIONALLY APPROVED PLANS DURING THE COURSE OF CONSTRUCTION, EXCLUSIVE OF THOSE NECESSARY TO COMPLY WITH FIRE SAFETY REQUIREMENTS AS LISTED HEREIN, ARE PROHIBITED WITHOUT THE WRITTEN AUTHORIZATION OF THE WASHINGTON COUNTY BUILDING DEPARTMENT AND THIS OFFICE. APPROVAL OF SUBMITTED PLANS IS NOT AN APPROVAL OF OMISSIONS OR OVERSIGHTS BY THIS OFFICE OR OF NON - COMPLIANCE WITH ANY APPLICABLE REGULATIONS OF LOCAL GOVERNMENT.
