Background No previous land use actions or applications have been reviewed by the City pertaining to this property. 2. Vicinity Information The property is iodated on the west side of Scoffins Street which is designated as a minor collector in the City of Tigard Comprehensive he east side of Scoffins, an Plan. All of the surrounding properties are zoned.CBD (Central Business District). . Site Information and Proposal Description The property is presently occupied by a single family residence. This residence currently has a garage and driveway located on the northern aide of the property. The residence is not presently utilize the driveway to the south. The applicant proposes to convert the ].,425 square foot residence into a commercial office building. Access to the proposed parking spaces will be provided by the existing driveway along the southern boundary of the property. An easement Will be obtained from the, owner of the mcobil.e home ' park to use this driveway. Six parking spaces are proposed to the rear of the building and an additional 10 feet of pavement width is p y the parking and p pro ,Deed for the drivew�i between t coffins Street The applicant also shows a building foot print for a future addition in the western portion of the property, but details are not available to evaluate this building expansion. No additional sanitary sewer service is required. Storm drainage is provided by dry wells on the site. The Tualatin Valley Fire and Rescue and Beaverton Fire Department has the following comments: fully improved a. However, additional details will need to be submitted relating to the species of trees and the types of plantings to be placed in the areas indicated. Visual Clearance Adequate visual clearance appears to be provided, however, as part of the landscaping plan noted above, the particular species of trees and plantings will affect whether or not this section of the Co is satisfied. e �. sf ied. In creating the final. landscaping plan, attention should be paid towards keeping adequate vision clearance, at the driveway intersection with Scoffins Street. DECISION The Director's designee APPROVES SDR 90- 0013 subject to the following conditions THE FOLLOWING CONDITIONS SHALL BE SATISFIED PRIOR TO THE BUILDING PERMITS. ISSUANCE OF Building permits will not be issued and construction of proposed public improvements shall not commence until Engineering Department has reviewed and approved the public improvement plans and a street opening permit has been executed.
