Vicinity Information The site is located on the north side of SW Cardinal Lane at SW 72nd Avenue within the Pacific Corporate Center subdivision. SW 72nd Avenue contains approximately 40 feet of pavement, curbs, and storm sewers. Sidewalk is present only on the east side of this street. 3. Site Information and Proposal Description The ,7 3 1 acre site is zesentl � vacant p Y and has undergone site clearing in the past month. The applicant requests Site Development Review approval of a plan to construct two 24,625 square foot, single-story, flex-space industrial buildings on the site. The buildings would be surrounded by interior landscaping, a parking area including 183 parking spaces, and landscaped area between the parking area and adjacent streets. Approximately 27 percent of the site would be landscaped. Access to site s would the " be from two driveways on SW 72nd Avenue and one driveway on SW Sequoia Parkway. Agency and NPO Comments ' I The Engineering Department has reviewed the proposal and has offered the following comments: a. The site is bounded by S.W. 72nd Avenue, S.w. .• ' • ' ' Cardinal Lane, and S.W. Sequoia. All improvements; i.e. curb, sidewalks, and pavement, have been .,nstalled+, on all streets that front the site and are built to current standards. The applicant has indicated, from the submitted material, that it is their intention to use the access points as already provided. Therefore no street improvements should be required. . Requiring surface water quality facilities on small sites would result in ' numerous facilities that would .become a maintenance burden to the City. The purpose of the fee is to ensure that new development contributes to extra-capacity transportation improvements needed to accommodate additional traffic generated by such development. The site plan provides for four designated handicapped parking spaces consistent with both the Code's ` requirements and the Oregon, Revised Statutes. The designated handicapped parking spaces will be located convenient to major entrances to the buildings. The site plan, however fails to provide for req uired bicycle parking facilities. Code Section 10.106,020.P requires that bicycle parking facilities be provided at' a ratio of one bicycle space per every 15 auto spaces.
