The property is bounded on the northeast by the % Southern Pacific Railroad tracks and on the west by a single railroad spur track. The property has approximately 320 feet of frontage on Fable Lane. The applicants propose to develop two flex-space industrial buildings on the site. The southern building (Oregon Business Park Building 218) would be 37,500 square feet in size, 28 feet tall, and will face Kable Lane. Six loading docks will be located on the building's west side. Building 220 will be 18,750 square feet and 28 feet tall. The • buildings will be surrounded by parking areas on the west and north sides, a loading area driveway on the west, and a 30 foot deep landscaped front yard on the south. One hundred fifty-five parking spaces are shown on the site plan. 4. Agency and NPO Comments ••• The Engineering Division has reviewed the proposal and offers the following comments: a. The applicant has submitted preliminary site, grading, utility, and landscaping plans, The site is Lot 5 Southern Pacific Tigard Industrial Park subdivision. Public utilities and street improvements' were constructed as part of the subdiviSion. b. The site accesses to SW Kable Lane, a fully improved cul-de-sac with a 60 foot right-of-way and a 44 foot paved, width. C. Storm drainage is provided by a public 36 inch storm sewer that passes through the parcel and outfalJs to the lot to the west, This line should be connected to the public 30 inch culvert crossing the Southern Pac:I.fic Trans. Company right-of-way. An evaluation of the adequacy of this storm drain has been submitted as part of the Pacific Corporation Center Local Improvement District. . .4 d. Sanitary sewer service is from an existing service line at the southeast corner of the site. The Building Divi8ion has reviewed the proposal and ha S commented that because of the fill material that has been placed on the lot, a soil compaction and tearing capacity report must be submitted as part of the building permit applidation. The Washinqiton County Consolidated Fire District has commented that because of the size and proposed occupancy of the buildings, the building must be equipped with fire sprinklers or else will need to be divided by fire walls.
