Existing right-of-way width is 40 feet; required,right-of-way width is 60 feet~ - SW 74th Avenue A s a gravel road, with no pedestrian facilities. It does not meet the County's standard for an urban road. Recommendation Obtain an access permit from Washington County. Prior to issuance of the permit; A) Assure that SW 74th Avenue, between north property line and Durham Road, has a wearing surface and structural life to a 5-year minimum, a 22 foot wi dth. (Ref erence Communi ty Development Code, 501-5,1 .8.2. a & b ) B) Obtain' a sidew a lk permit to construct a 5-foot concrete sidewalk along SW 74th Avenue frontage; (CDC 502-6); and ' C) Dedicat e additional right-of-way to provide 30 feet from centerline of SW 74th Avenue frontage.
