Due to the triangular configuration of this corner lot over 700 lineal feet of curbing, sidewalk and street paving would be required along Tiedeman Street and Tigard Ave. This represents over 55 percent of the length of the overall property line and creates an unusual economic hardship for the developer of this site. • In addition the Site is bordered to the east by railroad tracks. The sidewalk if required would extend froth the undeveloped railway right-of-way along Tigard Street to the railway crossing at Tiedeman Ave. It is unlikely that the railway right-of-way along Tigard Street would ever be developed with ' curbs or sidewalks or even be desirable for a pedestrian traffic connection. The Site is bordered on two sides by a bicycle path which provides an adequate pedestrian path. Also, the sites on opposite sides of both Streets are already developed with residential and commercial buildings, none of which have Curbs and sidewalks and probably will not unless a Local Improvement District is formed for this area. The Owner would agree to install these improvements if such an L,I.D. is formed and approved.
