Durham Road, ,,Tigard (Wash. Co.r Tax Map 2S1 14A, Tax Lot 100 DECISION: Notice is hereby given that the Planning Director for the City of Tigard has APPROVED the above described application subject to certain conditions. The findings and conclusions on which the Director based his decision.are as noted below. A. FINDING OF, FACT 1. Vicinity Information Tigard H.Lgh, School is adjacent to, residential development on the • north side of Durham Road and west of 92nd Avenue. The land to the south is undeveloped and zoned R-12 (Residential 12 units/acre). The area to the east is zoned I-P (Industrial Park) and is partially developed with industrial uses and the Durham Waste Treatment Plant. 2. Site Information and Proposal Description The high school buildingg occupies the northern portion of the property with athletic fields and the stadium is to the south. The applicant is proposing to locate six temporary classrooms near the southeast corner of the school building. The classrooms will be approximately 900 square ' feet in size and are intended for lecture classes. No plumbing will be provided for the buildings. • A covered walkway will be constructed between the school and the six° classrooms which will be arranged in a cluster of three separate buildings. It is projected that the classrooms will be used for three to five years and then removed. Agency.3y and NPO Comments The Engineering Division has no objection to the proposal. The E�i i Building Inspection Office indicates' that plans for the exact location of the buildings, anchorage of units) and construction of 'y covered walkways must be submitted for building approval, walkways building permit Pp The Tualatin Rural Fite Protection District indicates a, fire .. yd. located within 250 feet of all portions of the hydrant must be y io school facilities. 1' NPO #6 has no objection but indicates that the classrooms should be a compatible shape and character with the, school. ANALYSIS AND CONCLUSION The classrooms will add approximately 5,400 stjuare feet of floor space •to be used to the next three to five years. This temporary addition is intended to better accommodate the number of students that are expected '. rather than permanently expand the size of the high school. The buildings will not remove any parking facilities and they are located within the high school complex and should not have any appreciable impact upon adjacent properties. In summary, the proposed addition is a relatively, small expansion of the high school which is consistent with all applicable Development Code provisions. C. DECISION • • r The Planning Director approves SDR 11-84 subject to the following conditions; ,. 1. Necessary building permits shall be obtained from the Building g Inspection Office. 2.
