We recognized this change in our neighborhood a number of years ago and made the conscious decision to sell the land and bu • ldi n s and take• buildings t ke a lease back for a medium term, This provided us with flexibility to relocate to ,anoth r area. The pressures which, have led us to the, recognition of a need to relocate are not confined to just the fact that we are surrounded by commercial retail establishments , but ',go , further to the cost of operating our facility. Items such as real estate taxes and munici- pal services have increased dramatically over the last few years and we believe our facility is better suited in a true industrial area away from commercial and residential neighbors , and quite '. possibly i n areas where the tax burden is not as heavy. The net effect of the chain plant moving from Tigard in,' negligible wen you consider that the proposed user of the site is an active retailer who will employ as many or more employees than our plant does .
